IF I could afford to OPEN UP the ATTIC...
If only I could afford to build up! Lose the main floor coat closet, and create a stair well to the attic. Keep the space open from end to end, use for entertaining, home theater, dogs, recreation. Celestory window across front of home, bump out the back, with shed dormers and floor to ceiling windows. Storage under the eaves. Plan fire escape at both ends of house. Insulate.
OR MOVE ALL BEDROOMS EXCEPT MASTER HERE, AND OPEN/ENTERTAINING ON MAIN FLOOR.
Least used space on second floor. All the spaces we use on main floor, Man cave in the basement/garage.
