Centered on seamless transitions of indoor and outdoor living, this open-planned Spanish Ranch style home is situated atop a modest hill overlooking Western San Diego County. The design references a return to historic Rancho Santa Fe style by utilizing a smooth hand troweled stucco finish, heavy timber accents, and clay tile roofing. By accurately identifying the peak view corridors the house is situated on the site in such a way where the public spaces enjoy panoramic valley views, while the master suite and private garden are afforded majestic hillside views. The Redmond Residence is located on a wooded hillside property about 20 miles east of Seattle. The 3.5-acre site has a quiet beauty, with large stands of fir and cedar. The house is a delicate structure of wood, steel, and glass perched on a stone plinth of Montana ledgestone. The stone plinth varies in height from 2-ft. on the uphill side to 15-ft. on the downhill side. The major elements of the house are a living pavilion and a long bedroom wing, separated by a glass entry space. The living pavilion is a dramatic space framed in steel with a “wood quilt” roof structure. A series of large north-facing clerestory windows create a soaring, 20-ft. high space, filled with natural light. The interior of the house is highly crafted with many custom-designed fabrications, including complex, laser-cut steel railings, hand-blown glass lighting, bronze sink stand, miniature cherry shingle walls, textured mahogany/glass front door, and a number of custom-designed furniture pieces such as the cherry bed in the master bedroom. The dining area features an 8-ft. long custom bentwood mahogany table with a blackened steel base. The house has many sustainable design features, such as the use of extensive clerestory windows to achieve natural lighting and cross ventilation, low VOC paints, linoleum flooring, 2x8 framing to achieve 42% higher insulation than conventional walls, cellulose insulation in lieu of fiberglass batts, radiant heating throughout the house, and natural stone exterior cladding.

Like us on facebook at www.facebook.com/centresky Designed as a prominent display of Architecture, Elk Ridge Lodge stands firmly upon a ridge high atop the Spanish Peaks Club in Big Sky, Montana. Designed around a number of principles; sense of presence, quality of detail, and durability, the monumental home serves as a Montana Legacy home for the family. Throughout the design process, the height of the home to its relationship on the ridge it sits, was recognized the as one of the design challenges. Techniques such as terracing roof lines, stretching horizontal stone patios out and strategically placed landscaping; all were used to help tuck the mass into its setting. Earthy colored and rustic exterior materials were chosen to offer a western lodge like architectural aesthetic. Dry stack parkitecture stone bases that gradually decrease in scale as they rise up portray a firm foundation for the home to sit on. Historic wood planking with sanded chink joints, horizontal siding with exposed vertical studs on the exterior, and metal accents comprise the remainder of the structures skin. Wood timbers, outriggers and cedar logs work together to create diversity and focal points throughout the exterior elevations. Windows and doors were discussed in depth about type, species and texture and ultimately all wood, wire brushed cedar windows were the final selection to enhance the "elegant ranch" feel. A number of exterior decks and patios increase the connectivity of the interior to the exterior and take full advantage of the views that virtually surround this home. Upon entering the home you are encased by massive stone piers and angled cedar columns on either side that support an overhead rail bridge spanning the width of the great room, all framing the spectacular view to the Spanish Peaks Mountain Range in the distance. The layout of the home is an open concept with the Kitchen, Great Room, Den, and key circulation paths, as well as certain elements of the upper level open to the spaces below. The kitchen was designed to serve as an extension of the great room, constantly connecting users of both spaces, while the Dining room is still adjacent, it was preferred as a more dedicated space for more formal family meals. There are numerous detailed elements throughout the interior of the home such as the "rail" bridge ornamented with heavy peened black steel, wire brushed wood to match the windows and doors, and cannon ball newel post caps. Crossing the bridge offers a unique perspective of the Great Room with the massive cedar log columns, the truss work overhead bound by steel straps, and the large windows facing towards the Spanish Peaks. As you experience the spaces you will recognize massive timbers crowning the ceilings with wood planking or plaster between, Roman groin vaults, massive stones and fireboxes creating distinct center pieces for certain rooms, and clerestory windows that aid with natural lighting and create exciting movement throughout the space with light and shadow.

M.I.R. Phase 3 denotes the third phase of the transformation of a 1950’s daylight rambler on Mercer Island, Washington into a contemporary family dwelling in tune with the Northwest environment. Phase one modified the front half of the structure which included expanding the Entry and converting a Carport into a Garage and Shop. Phase two involved the renovation of the Basement level. Phase three involves the renovation and expansion of the Upper Level of the structure which was designed to take advantage of views to the "Green-Belt" to the rear of the property. Existing interior walls were removed in the Main Living Area spaces were enlarged slightly to allow for a more open floor plan for the Dining, Kitchen and Living Rooms. The Living Room now reorients itself to a new deck at the rear of the property. At the other end of the Residence the existing Master Bedroom was converted into the Master Bathroom and a Walk-in-closet. A new Master Bedroom wing projects from here out into a grouping of cedar trees and a stand of bamboo to the rear of the lot giving the impression of a tree-house. A new semi-detached multi-purpose space is located below the projection of the Master Bedroom and serves as a Recreation Room for the family's children. As the children mature the Room is than envisioned as an In-home Office with the distant possibility of having it evolve into a Mother-in-law Suite. Hydronic floor heat featuring a tankless water heater, rain-screen façade technology, “cool roof” with standing seam sheet metal panels, Energy Star appliances and generous amounts of natural light provided by insulated glass windows, transoms and skylights are some of the sustainable features incorporated into the design. “Green” materials such as recycled glass countertops, salvaging and refinishing the existing hardwood flooring, cementitous wall panels and "rusty metal" wall panels have been used throughout the Project. However, the most compelling element that exemplifies the project's sustainability is that it was not torn down and replaced wholesale as so many of the homes in the neighborhood have.
