Joseph B Lanza Design + BuildingFor this house overlooking a salt water pond, my clients wanted a cozy little cottage, but one with an open floor plan, large public rooms, a sizable eat-in kitchen, four bedrooms, three and a half baths, and a den. To create this big house in a small package, we drew upon the Cape Cod tradition with a series of volumes stepping back along the edge of the coastal bank. From the street the house appears as a classic half Cape, but what looks like the main house is only the master suite. The two “additions” that appear behind it contain most of the house.
The main entry is from the small farmer’s porch into a surprisingly spacious vaulted stair hall lit by a doghouse dormer and three small windows running up along the stair. The living room, dining room and kitchen are all open to each other, but defined by columns, ceiling beams and the substantial kitchen island. Large windows and glass doors at the back of the house provide views of the water.
Upstairs are three more bedrooms including a second master suite with its own fireplace. The extensive millwork, trim, interior doors, paneling, ceiling treatments, stairs, railings and cabinets were all built on site. The construction of the kitchen was the subject of an article in Fine Homebuilding magazine.

A New Home in the Craftsman Style in Burlingame, California
Our design of this large house in Burlingame was inspired by nearby Craftsman style homes. We also designed the swimming pool, pool house and bridges in the back yard. Carefully designed wood brackets and details complement the strong symmetrical form of the exterior. Traditional wood and leaded glass windows, stone masonry and slate tile roofs with copper gutters also contribute to this authentic and timeless design. This rich palette of materials and detailing are continued inside the house with coffered wood ceilings, painted wainscot paneling and trim, custom fireplace surrounds, decorative ironwork railings, and a curved entry stair. We represented our client in sensitive negotiations with neighbors of multiple Planning Commission hearings. The kitchen was featured in the 2006 Burlingame Classic Kitchen Tour.

Cummings Architecture + InteriorsSet on ten acres abutting protected conservation land, the zoning for this site allowed for a creative multi-unit residential project. The design concept created a sustainable modern farm community of three distinct structures. A sense of individuality is established between the buildings, while a comprehensive site design references historic farms with a home-like, residential scale.
An existing structure was renovated to house three condo units, featuring sliding barn doors and floor-to-ceiling storefront glass in the great room, with 25’ ceilings. Across a circular cobblestone drive, a new house and barn structure houses two condo units. Connecting both units, a garage references a carriage house and barn with small square windows above and large bays at ground level to mimic barn bays. There is no parking lot for the site – instead garages and a few individual parking spaces preserve the scale of a natural farm property. Patios and yards in the rear of each unit offer private access to the lush natural surroundings and space for entertaining.
ParadisaA contemporary duplex that has all of the contemporary trappings of glass panel garage doors and clean lines, but fits in with more traditional architecture on the block. Each unit has 3 bedrooms and 2.5 baths as well as its own private pool.
