This 4,725 square foot, 4 bedroom/4.5 bath home sits on a sunny west-facing lot in Hermosa Beach. It was designed to drink in the environmental atmosphere of beach living with natural sunlight, indoor/outdoor living areas and sweeping ocean views, all the while reaffirming a tranquil, comfortable home that feels very private. Integrating premium materials and state-of-the art amenities including a 4-stop elevator and 3-zone sound system with touch pad controls in each room, we created a home that is as memorable and transcendent as it is warm and inviting.

Beautifully milled oak weatherboards were loving laid with bevel joins to give the distinct profile of quality carpentry to the corners.
The double garage was laid with wide wood boards on the diagonal to create a great rompus room in this compact 4 bedroom 2 bathroom house.
We laid the boards on the diagonal to open up the narrow spaces.

Designed for a couple nearing retirement and completed in 2019 by Quine Building, this modern beach house truly embraces holiday living.
Capturing views of the escarpment and the ocean, this home seizes the essence of summer living.
In a highly exposed street, maintaining privacy while inviting the unmistakable vistas into each space was achieved through carefully placed windows and outdoor living areas.
By positioning living areas upstairs, the views are introduced into each space and remain uninterrupted and undisturbed.
The separation of living spaces to bedrooms flows seamlessly with the slope of the site creating a retreat for family members.
An epitome of seaside living, the attention to detail exhibited by the build is second only to the serenity of it’s location.

If walls could talk, the stories harbored in this Wrightsville Beach historic house on Henderson Street would go on for days. The history that pours from the front doors as guests are welcomed in was important for her new owner's to preserve while remodeling. And so, here, the cedar-shaked beach cottage stands on stilts overlooking the Intracoastal Waterway telling stories of her birth in 1941, survival of hurricanes like Hazel, hot summer nights, well over 70 Thanksgiving dinners when fresh catch from her dock was more important than the turkey baking in her kitchen, children counting shooting stars from her front porch and, now, her new life after quite a bit of reconstruction.
While maintaining every bit of history possible, each room was reevaluated closely by the owners and Schmidt Custom Builders in a collaboration to bring new life to the bones of this three-story beach beauty. New hardwoods went in to replace what was no longer able to be resurfaced to match the original flooring. New fixtures adorn every wall and ceiling to add classic modernity as well as a coat of fresh paint. Floor to ceiling windows were added to the living room to bring scenes of the water world in. And above the living room, an en suite was added as a getaway retreat for the parents of four. This master bathroom includes a wall-to-wall countertop with his and hers vanities, an enormous rainfall shower and a free-standing tub that stares off into the sound. The kitchen took on a complete new look with all new appliances, fresh white cabinets, backsplash, fixtures and countertops as it was opened up into the living room to create more space. On the outside, Schmidt Custom Builders added a custom outdoor shower to the sound side of the home and a full bar with a tap that serves as the perfect welcome to the L-shaped porch.

This beach home was originally built in 1936. It's a great property, just steps from the sand, but it needed a major overhaul from the foundation to a new copper roof. Inside, we designed and created an open concept living, kitchen and dining area, perfect for hosting or lounging. The result? A home remodel that surpassed the homeowner's dreams.
Outside, adding a custom shower and quality materials like Trex decking added function and style to the exterior. And with panoramic views like these, you want to spend as much time outdoors as possible!
