Over the top kitchen

Hi, we have been contemplating a kitchen remodel for several months. We are both chefs and plan on being at our house for approximately another 10 years. We are afraid we might overdo our kitchen remodel. When I say overdo it I mean invest too much in it and never be able to get the money out. We also have a small storage room at the end of our house which is 8 x 11 and equal amount of space in the garage next to it and are thinking of punching the wall out and making a fourth bedroom or office our house is only 1700 ft.². I guess my question is should we invest the money in the fourth bedroom or invest the money in the kitchen which will be better for resale? Either way we will definitely need to do some work in our kitchen it's just a matter of how much thanks for any advice

Ten years feels like a really long time, whatever you do will be 10 years old, 10 years "worn" and 10 years "dated." Why not assess what's more important to your life in the next 10 years and do that? Do you need the extra bedroom for family, guests, or office? Since you're chefs, I can imagine you would get a lot of enjoyment out of a new kitchen. However, since you're chefs, I'm guessing that you have practical knowledge of functionality and might not be as lured by expensive gimmicks and gadgets as the rest of us mere mortals. Plus, you have access to restaurant supply companies and probably have a bit of an "industrial" bend which might make the costs less extreme. I guess I'm not really answering your question, am I? Except to say maybe think about your 10 years of life and weigh it more than whatever you might guess resale value will be in 10 years.

Do the kitchen first. You may have opportunity to do the bedroom later. Everything doesn't have to be done right away.

@Cruca : Thank you for responding We both signed the original AND a mid-renovations updated contract, and both totalled 40.000. However, at the very end, he recognised an error on the final total, and explained that if I add up all the individual items, it totals 50.000. I understand, but he knew my budget was 40.000, and now because the work is finished, I can't even remove or reduce any of the work. It just seems unfair, because everyone could say that all the time. I trusted my builder, and as it was a printed document, I assumed all his calculations were correct!

Hello: There is the topic of using light colors in small and dark spaces in the larger, but ' this does not always work. The kitchens must like everything, make themselves as pleasant as they result to their users. Natural worktops, granite and wooden furniture, always give good results. It looks good, stone countertop or white quartz and oak cabinet. It is also worth a top of oak or imitation and white furniture. Colors can be used all. Preferably soft tones. Muchas gracias por contestarme a las dos, si me decanto por el agua marina mejor ké el gris, no, no voy a poner nada en esa pared, porque, es ké no Le puedo hacer una foto a la habitación entera, porque la cocina está metida, dentro del salón y con el sofá pues nos pasamos un pokitin de grande y se come el salón y los muebles de la cocina son enteros hasta el techo, para ké me crupier an más cosas y el mueble de TV me lo están haciendo a medida y lo ké puedo lo pongo hasta el techo, porque el espacio no me sobra, así ké dejando esa pared sin nada, es como ké kita la pesadez...

If you're planning to be there 10 years+ then don't worry about overinvesting in the kitchen remodel because you will get to enjoy it for a long time.

Definitely the kitchen, both as the room with highest return on investment generally, and as clearly the change that will net you the most pleasure.

As for the degree of investment, I think people usually view that as a percentage of the total house value ("expect to spend 20%", is it?), so whether you'll spend too much from the resale point of view depends a bit on your overall house's worth and whether what you do will be broadly appealing as opposed to overly specific to you (e.g., two ranges would be wasted on most folks).

I wouldn't worry about resale until the time is closer. Tastes change, you might decide to stay longer, on and on. You could always consult a realtor later on. It's also impossible to give advice in a vacuum -- 1700sf would be a pretty good-sized house here in downtown Philly, for example, but storage would be invaluable; the calculus would be just the opposite elsewhere. Anyway, when you get ready to sell, you can get advice about whether to simplify your kitchen, or make another bedroom, or update your master bath, or who knows what. You're going to live in the space a long time first.

Good Afternoon,

It it hard for anyone to give recommendations about this type of thing without knowing the value of your home, neighborhood, and similar home values or at least seeing the house. I would recommend calling a real estate agent in your area. They will know the values and what they have seen do well. However, I will say in most areas kitchens are known to sell houses and upgrades in this area will help your home value more than any other area.

i'd do the kitchen BUT remember its part of a 3 bedroom house which will have less appeal compared to a too expensive kitchen in a 4 bedroom house.

and before you get too carried away with your kitchen, remember this is the kitchen Julia Child had when she wrote 'Mastering the Art of French Cooking. sometimes less can be plenty.

jacksongirl12, without knowing all the details, I would split 50/50, i.e. invest in a kitchen+a fourth bedroom. Of course, that is not knowing all the specifics of your family, lifestyle, market, etc.

Hi Jacksongirl12,

I suggest you post a picture in your post to give us an idea of what your current kitchen looks like.

Punching out a wall and extending your house to include another bedroom has the added value of increasing your space for children or an office. But if you don't plan on using it for either, then such an upgrade isn't worthwhile!

Whereas, upgrading your kitchen would provide cooking and entertainment value to you immediately. I suggest setting a budget and then comparing two different kitchen upgrades.

1. This kitchen upgrade option would only include the basics, a new backsplash, countertop and floor, plus new appliances.

2. This kitchen upgrade option would include #1 above and also the extras you have always wanted.

From there you can make an educated choice on what looks best for you in the next 10 years.

In my opinion, your kitchen upgrade will provide a return on investment now and later when selling your home. Your bedroom upgrade may only provide a ROI 10 years into the future.
