On a beautiful tree lined street, not far from Wembley Stadium, we have been asked to design a ground floor reconfiguration and extension to this three bedroom home, upgrading the living space and future proofing the home for their growing family. Reinstating a separation between the front and rear of the property, there is now a large and well proportioned reception room by the entry, and a modern open plan lounge, kitchen and dining space to the rear, which is well connected to a small garden that will be landscaped. There is also a large utility and general storage room, and downstairs loo is being installed below the staircase. Whilst a number of smaller proposals had been considered that would have met the criteria for permitted development, this larger proposal, requiring a householder planning application, was agreed as worth attempting and was successfully granted planning permission in May 2018.
