Floor plan help!!!!!

I have just bought a 3 bed ground floor flat. Our thinking is that we will knock all of the walls down in the yellow circle to make the back a big open plan kitchen / living area, to maximise the light and access to the garden.
Then put a small dividing wall in the dining room and make that a smaller third bedroom.

Long run we’ll be getting a side extension from the start of the dining room right to the back, so eventually that 3rd bedroom will get much bigger (and same for living area).

Is this a good decision?

(The purple wall in the bathroom has already been knocked down)

Congratulations on the new place!

Have you had someone look to say that this is all possible?

That you are able to knock down the wall at the back of the house like that?

...and that a side extension to the boundary would be possible?

As long as you are aware that is the case, then yes, opening up the back of the house would make a great space for living and dining.

However, I am reluctant to say too much as I wouldn't want you to get your hopes up without being sure this is something that is possible and won't cost too much in the way of steel to make it possible.

If you are unsure it may be worth starting by getting a builder or structural engineer to come out and test the plan to see if it is feasible within your budget.

We would agree with Gina.

Have a plan in mind, work out the use of the room on plan, think about natural light and then always check with a structural engineer before embarking on any build/demolition work.

Walls are useful not just for holding up roofs, but our modern living demands more open internal spaces, so your thinking is in line with this

Para las escaleras empinadas quizás se pueda meter un peldaño intermedio en cada tabica a modo de escalera de samba o balanceo. Son ideales para espacios pequeños porque en poco espacio se sube gran altura y sería muy fácil reconvertirla. Pero necesito tener las medidas para ver si es posible la modificación. Debajo justo el almacenaje de cocina que sitúo justo dónde ahora está el pasillo, con lo que podría mirarse si puede aprovecharse la bajante de la cocina existente en la planta superior. Se ahorraría mucho gasto innecesario.

Buenas. Lo que Ernesto creo que intenta aclarar es que tu propuesta es de cocina semiabierta. Para que fuese realmente abierta, además de eliminar por completo el tabique, tendrías que reorganizar la zona de salón y comedor. Por anchura de la cocina, 2,15, no podrías tener los taburetes en la parte interna porque sería incómodo. Las encimeras suelen ser de 60 así que te quedarían 95 cm de paso entre ambas. Si pones los taburetes, a la entrada de la cocina además, entorpece el paso. O dejas los taburetes fuera o mueves toda la encimera. En cuanto a la puerta del lavadero, es sencillo. Pide que te la pongan para que abra hacia el lavadero en lugar de hacia dentro. O corredera.

SUSANA: Lo que IKEA llama Configuradores, o sea programas especificos, están en su WEB para bajarlos gratis. Haz la segunda opción que te da MASUN y no tires ningún tabique. Cocina unida a Salón, no deja de ser una ORDINARIEZ, aunque resulte práctica. Es culpa de las películas americanas. A nuestros padres y abuelos, no se les hubiera ocurrido jamás en la vida.juntar Salón con Cocina. Por el camino de integrar y emn aras de la comodidad, pronto veremos aseos abiertos y pantalones sin cremalleras, ni botones. Hombres sin bolicos y mujeres sin teticas.

As Cranberryhome and Create Perfect have already said. A structural engineer is a must before you start to knock anything down. Will you also need permission from the other occupants of the building as well?
