New Construction "Complete"

We have moved into our home in the last month, and it's been great overall.

However, there are a few things the GC has yet to complete:

1. The window screens and hardware arrived in the wrong color (our windows are black, but all the screens and hardware are in white). They've been sitting in the living room for the last month.

2. The flush paneling/toe kick under the island and dishwasher were not installed. There's just a big empty space underneath the island.

3. I found some roof shingles on the ground after a storm a couple of weeks ago.

4. All cabinet pulls haven't been installed. Our kitchen cabinet pulls were just installed a couple of weeks ago.

I've contacted them almost weekly on these things. The biggest item that I'm worried about is the roof and the window screens since those aren't cheap items. The rest, I can probably deal with for now. Do I just need to wait for these things to be completed? Is there another approach I need to take?

I send them two letters each a copy of a Google review. One says they did a good job, but dropped the ball on the callbacks. The second says they did a great job and their prompt follow up was exemplary.

Tell them you're going to post one or the other next week.

Call again and follow-up with an email detailing what was said on the call. In the call/email get firm dates for completion of items i.e. Hardware will be installed no later than July 10, screens have been reordered and are scheduled to be delivered by xyz, etc. Sounds like you nee do to be a bit firmer here.

Custom Home or Tract/Developer Home? Not that it should matter but may change the way I would approach them.

Hi Cristina, your table looks very beautiful however I discourage to have such furniture at home because of the mirrors. I work as a feng shui consultant and I know that the mirrors have some kind of power and one should be very carful placing them in the house. My personal opinion is to have a mirror in the place where the mirror can´t see you while you are resting or sleeping because in long term it can have negative influence on you. The mirror was created to look at it and it shouldn´t be used extensively also because of the reflections of the light. The human eye naturally is used to see the light coming from certain directions, if it comes from the direction which is not used to the light, especially artificial one, it may effect your vision or have negative influence on your mood. I'm talking about something very subtle which sometimes may be felt after some time. Another thing is that I always encourage people to don´t use repetitive patterns in the house just simple irregular forms and calm and worm colours which make the space more cozy and more natural. If you need more help with the rest of your house please let me know. I could make a 3d visualisation of your place to shaw the layout. Best \Marcin

HELP - contractor totalled quote incorrectly, now says owe +10,000

@Cruca : Thank you for responding We both signed the original AND a mid-renovations updated contract, and both totalled 40.000. However, at the very end, he recognised an error on the final total, and explained that if I add up all the individual items, it totals 50.000. I understand, but he knew my budget was 40.000, and now because the work is finished, I can't even remove or reduce any of the work. It just seems unfair, because everyone could say that all the time. I trusted my builder, and as it was a printed document, I assumed all his calculations were correct!

OK, do you still owe them any money? If no, just remind them once a week and stay on them. The squeaky wheel gets the grease. If you still owe them money use that as leverage.

I'd be concerned about the shingles, but the other items are minor ones which should have been documented on a punch list. Your builder should be working diligently to complete all items on the list.

It may be true that the squeaky wheel gets the grease, but keep in mind your relationship with your builder will continue through your home's warranty period. The threat of a bad review doesn't maintain the kind of relationship that benefits you.

Those are really minor items. Hold onto the final payment (aka the "holdback"), send reminders. That is literally what 100% of custom build clients do. Pay no attention to the "substantial completion" BS they may throw at you. This is custom, it's a different beast.

Once they are done it’s so hard to get them back. But keep on it! You are going to be needing them a year from now too and possibly beyond. We are almost two years into our custom home occupancy and getting concrete repairs done this week as well as deficiencies painting. I have to hound them relentlessly to get stuff to happen but I don’t really care as it’s their job to correct these issues. I always keep it civil and to the point and although I’ve wanted to go the review route I’ve been cognizant that I need them still so don’t want to burn bridges!

1st question is are they paid in full or are you holding a percentage of the job until it is all completed and signed off?

If you are holding a retainer on them then that is a good 1st step to get them back.

Thank you all. All the payments have been made since we needed to get out of our construction loan into a fixed one. At times I feel like pulling out my hair because they slowed down so much near the end of construction.

I think I need to play the long game and just remind them every week. There's really no advantage to burn bridges with them. Overall, they gave my family a beautiful home at a very competitive price. It was just frustrating since the GC seemed to ignore the architectural plans, which caused me to be on site nearly every day. We lost so much time in what he needed to change in order to fit the plans. There were a few areas that were missed, but I was too late to catch them and not a huge deal in the scope of things. Anyway, I'll just let them know that we're not going away until things are done.

I'm thinking of just writing an email to the GCs, cc their boss, and lay out everything that we expect to be completed (There's a running googledoc punch list that they know about). I also feel like there should be a little leeway with COVID-19.
