Advise on saving money on a custom home build...

Hi! I am in the process of purchasing a tear down home to build a new custom home. Looking for ideas on making quality long term investments in the home. Its in Michigan and will have a basement. Looking for all of the tips from energy tax credits, insulation, roofing, HVAC, home automation, etc… I am ok with spending more upfront if I can see the return over time. Any thoughts would be great! Thx!

    Spend money on the things that CANNOT easily be "swapped out" later on. Things like the envelope = HIGH INVESTMENT price. Things like "finishes" = swap out later. Go high-end on furnace/heating/cooling options. Pay handsomely for high-end windows and the best insulation your build can handle. A 50 yr metal roof = double the average age of a roof = excellent feature = excellent selling feature.

    Things to save on: builder finishes that will NEED to be updated in 15 years anyways. Mid-range appliances can be swapped in 10 years, etc. Pay for plumbing and "rough ins" now so that the basement can be easily finished later...you can leave the basement unfinished or "roughed in" while you spend a bit more on the living space.

    Mid-grade carpets (use proper plywood underneath so you can change to anything you want later), mid-grade cabinetry, mid-grade counter tops = some savings. Spend a bit more on your bathroom tiles/floors/installation and keep the colours basic or classic so that you don't feel it will become out dated in 10 years. Tiling is HARD to change. A carpet is easy to remove and improve (most people don't mind pulling carpet...'cause they hate it).

    Do your ACOUSTIC insulation NOW....a retrofit acoustic upgrade = DOUBLE the price of a "new build" with acoustic install.

      Solar water heating with a drainback system is a smart choice when deciding your water heating needs. Tanks are 80 gallons generally, meaning they are larger than the typical 40 gallon tanks normally installed and thus hold more hot water. There is a 30% Federal tax credit available until 2016, and your local utility company may offer additional rebates or credits.       Use 2x6 studs instead of 2x4s. Stronger structurally for snow and bigger cavity for insulation.

      Check out David Weekley homes online for some ideas, especially the Lilac plan. But a lot of their construction methods are used on all their plans.

      Oh,sure, @Cancork, tell them it's okay to get crummy cabinets because they can be swapped out later. ;-)

      The best advice to save money is to not build custom. Buy existing instead. Your money will go MUCH further. You may only get a 10% improvement in space utilization or personalization options for the additional 50-100% increase in cost in build over buy.
