Ready to incorporate an open-plan concept in your home? “It’s a good way to improve the looks and flow of your space,” contractor Glen Lumia says. The owner of Creative Design Construction in Northvale adds that as you look at how to open up your space, you should focus on both function and fun.
The right fit. Lumia got his start in the construction business when he was hired to help out part time at an existing company. “I never looked back,” he says. He opened his own company in 1999.
Explore all your options. Lumia recommends that you start by thinking about how you want your home to function both in the immediate future and further down the line. “You need to turn the clock ahead,” he says. Questions to consider include how long you’ll be living in this house. Ask yourself if there could be accessibility issues in the future or whether you might want a second primary suite that can double as a home office. Lumia says these types of questions will help you get the design that works best for your needs.

1. Blur the Lines
Combine indoor and outdoor projects to blend your living spaces. “You can bring the outside in,” Lumia says. Even a simple connection can make interactions between the two areas much smoother.
While working on a backyard project at this New Jersey home, Lumia added a counter under the kitchen window to connect the indoors and out. “I changed the window to a double slider so it’s easy to open and doesn’t get in the way,” he says. The under-window counter does double duty as a handy spot for eating and drinking and as a serving area for entertaining under the covered patio.

2. Make a Splash
Use unexpected materials and interesting small touches to add personality. Sometimes just one unexpected thing is all you need. “Little details can make big splashes,” Lumia says.
Metal and wood finishes in this New Jersey kitchen take the transitional look up a notch. Lumia wrapped the steel support beam in reclaimed wood for a rustic touch. “I then used that same wood for open shelves on either side of the stove and above the sidebar,” he says. Lumia played off the rustic feel with brass faucets, metal pendant lights and a touch of metal on the back of the bar stools.

3. Let Things Flow
Open up the lines of sight throughout your home. “Opening your lines of sight also opens up your lines of communication,” Lumia says. It also creates the illusion of more space, he adds.
In this New Jersey home, Lumia redesigned the layout so there was a clear view of the infinity pool and lake at the back of the house. “You can now see both from the entrance,” he says. The open plan also improved traffic flow among the living room, kitchen and dining area and allows the homeowners to interact far more easily.
