Ready to remodel your condo or update the look of your home’s interiors? “Choose a company that knows the ins and outs of condo design and construction for your location and project,” Chicago interior designer and condo remodeling specialist Lior Kahana says. The designer, who is co-owner and operations manager of 123 Remodeling, loves the challenges of taking on such a renovation, whether it’s a single room such as the kitchen or bath or the entire home.

Ready to remodel your condo or update the look of your home’s interiors? “Choose a company that knows the ins and outs of condo design and construction for your location and project,” Chicago interior designer and condo remodeling specialist Lior Kahana says. The designer, who is co-owner and operations manager of 123 Remodeling, loves the challenges of taking on such a renovation, whether it’s a single room such as the kitchen or bath or the entire home.
A change in focus. Kahana joined forces with other co-owners Sharon Levi and Ariel Darmoni when the company was started in 2008. “I was looking for different ways to approach home design and development projects,” he says. His job as general manager and interior designer allows him to combine his background in fine arts and design with his B.A. in economics and business. His favorite part of the work is the relationships he builds with clients. “They range from first-time remodelers to experts in all things HGTV,” he says.
Full-service approach. Kahana says every project the company does is led by a certified interior designer who’s also the project manager. This ensures that homeowners have someone who can provide answers and advice through the entire project, from renderings to final reveal. “They oversee everything from A to Z,” Kahana says. “They even take clients on full-day shopping trips to find just the right pieces.”

1. Mix Things Up
Combining elements of classic design with unexpected colors or features can give a home a custom look and is an opportunity to show off your unique style. For this condo in the Lakeview West area, the design team remodeled the kitchen as a standout hub of the home. “The homeowners wanted a fresh look and better function for the kitchen in their condo,” Kahana says.
The most striking feature of the kitchen is the deep blue cabinetry. The unexpected color contrasts with lighter blue walls and quartz countertops. The design team also added a tall pantry cabinet for extra storage and extended the countertop on one side of the room to run under the window. They then turned the countertop on the other side into a peninsula that curves around the wall into the living room, tying the two rooms together and creating a spot for two counter stools.

2. Embrace an Open Plan
To facilitate better flow between spaces in a home, replace boxed-in rooms with an open-plan design. The owners of the Wrigleyville condo seen here contacted 123 Remodeling to help open up their kitchen and dining room space and reimagine the home overall. “They wanted to update the ’80s look,” Kahana says.
The condo now features an open-concept layout that extends from the front door and dining nook through the kitchen to the living room. The team refinished the overhead beam, which visually reinforces the flow between rooms, and added other wood elements for warmth. They also remodeled the bathrooms and updated the floors and staircase. “We were even able to add a fireplace and mudroom area,” Kahana says.

3. Design for Entertaining
Think of how you wish to use your home. For example, if hosting is high on your list, consider designing around that goal. For a condo in Skokie, the 123 Remodeling design team took the homeowner’s priorities into account, opening up walls to create a large, open living space that would work well for entertaining. “Our team created a fresh and modern space to cook and a place to gather with friends and family over a large dining table,” Kahana says.
The team started by removing the wall between the kitchen and dining room. Now an oversize island topped with Carrara marble dominates the kitchen space, serving as a work surface and a spot for serving drinks and appetizers. The glossy white cabinets, gray tile backsplash, gray-and-white countertops and natural oak shelves keep the space from feeling stark. Pendant lights over the island and a stunning chandelier over the long dining table add sparkle. The refinished fireplace completes the room.
