Your realtor contacted us and made it known budget numbers were needed on repairs so that you could close on the home. We were told (by your realtor) that you would decide what work, if any, would be completed.
Our proposal was withdrawn 3.5 hours after we became aware the bank would require a timeline for completion of repairs (4 hours after officially submitting). Due to projects currently in progress, we are not able to guarantee a completion date. We expressed our busy schedule with your realtor prior to meeting with her at the home to give budget numbers.
When you referred to the electric “And, is it possible to get this repair competed as soon as possible seeing how it is a big safety hazard.” in addition to your realtor’s comment about the electric “ It is not safe and everyone who has gone to the property is shocked that it’s even still on.” ~ further confirmed that we would withdraw our proposal. When our proposal was submitted, it was without knowledge of a completion date driven by the bank. When your realtor was notified that our proposal would be withdrawn, she was told (regarding a completion date) “I don't want to mislead the buyer or the lender, and when it comes down to it ~the buyers (and lender) will want the items done ASAP. ---which I understand.” Even though the bank offered a “little longer timeframe” to complete the repairs, we decided not to proceed with a contract. We were not going to proceed with a contract (with you and your bank) knowing in advance that we could not fully honor a preset timeline due to scheduled projects.
When we withdrew our proposal due to not being able to guarantee a completion date set by your bank, required bank documents did not need to be submitted by Anderson & Noland.
Lastly, we appreciate your review specifically aimed toward banks (financing). It has given us insight on another very important type of review: Anderson & Noland’s business practice from a financial perspective from lenders and clients in which we have a contract.
