IHB Homes was founded in 2007 when builder, Travis Williams, decided the
home building process should be an exciting and enjoyable experience for
the buyer.
With a focus on the details and a variety of home sites and plans to select
from, there is an Innovative community for everyone! IHB Homes wants each
owner to have a personalized experience during the building process and
enjoy a quality home that your family can build memories in for years to
come.
We have many communities to choose from. In Alachua County, we are building
homes in the High Springs area in the gated community Cinnamon Hills
Estates and also in conveniently located Oak Ridge at High Springs. You
will also find our homes in Newtown 1894 and Bartley Lane subdivisions,
both in Newberry. To see some more of our work, you can view several homes
we have built in Bailey Estates subdivision. We are also proud to bring
our homes to the Columbia County area with our recent project, Cottage
Grove subdivision in Lake City.

I can't even list all the problems I've had with this company. I built my first home with IHB and it was the worst experience ever. So many things went wrong and are still going wrong. In the middle of building I found my roof leaking and they said that they fixed it but after I moved in my roof continued to leak. They didn't want to work with me on the floors I wanted, my closing date was pushed back 4 times. My family and I was homeless for while. There was one excuse after the next. Things in the house wasn't done right. I wish I would have talked to my neighbors first. If i would have known then what I know now. I would have never built with them. Everyone I talk to has a horror story. If your considering building with this company go to the subdivision you plan to build in and talk to the people that live there. I wish I would have done that.

BUYER BEWARE--Nothing but problems with my home. This review only covers a fraction of the issues we have had dealing with Travis Williams. This builder does not do what he says he will do, nor will he adhere to the contract unless forced to do so in court!
On Oct 31, 2014, I purchased my home from Travis Williams, who is the owner of Innovative Home Builders of North Florida, and the primary person whom I communicated with during the process. The contract stated the home, being new construction, would be under warranty for 1 year from purchase date. Three days after moving in I found the guest bedroom floor soaking wet due to a leaking water line that was located under the floor. Shortly after that incident was resolved with no issue, I noticed the master bedroom floor was also sopping wet where the entrance to the master bathroom was. After having the plumber come out again, he determined there was no leak it was just wet from someone possibly spilling something or walking on it while wet. The problem kept occurring even when no one walked on it while wet so we called Travis again to let him know and he sent the same plumbers out again, but this time the Project Manager of the subdivision, Kevin Scott, accompanied them. They were then able to determine the cause was coming from the shower which is located in the center of the bathroom. Apparently there was a crack in the grout in the shower that allowed water to run through the crack and under the bathtub and leak into the bedroom floor. Around July 2015, Kevin Scott coordinated the repair of the carpet in the bedroom, the tearing out and re-installation of the tub, and the re-grouting of the shower. Shortly before this problem arose, there was a crack in one of the tiles in the kitchen. While the company was there replacing the tile and grout in the bathroom, we had them replace the tile in the kitchen as well. Shortly after all of this was resolved, there was another crack in the same kitchen tile, then there was a crack in the kitchen tile located directly next to it. Next thing I know there are 6 tiles in my kitchen with cracks in them, all on the same line. Again, I contacted Kevin Scott to get them replaced. This time Kevin wasn't as quick to get the sub-contractors to my home. In December 2015, after a couple months of no reply from Kevin, I contacted the owner, Travis Williams. Travis stated Kevin was no longer with the company but that he would have someone come out and look at the problem. At this point we are in April of 2016 when Travis finally has someone come to do my "1 year walk-through" that would signify the end of my warranty period. When the individual came out, he made a list of everything that needed to be done and they were able to get the appropriate sub-contractors to my home to complete the repairs, with the exception of the floor contractors. After a couple months of being put-off by Travis, in July of 2016 he finally had the floor contractors come to my home to estimate the cost of the repairs that needed to be done. The sub-contractor stated we did not have enough tile left to complete the replacement of the 6 cracked tiles because they had to use them in the replacement of tiles in the bathroom a year earlier. To make matters worse, the particular tile used in our home has been discontinued. The sub-contractor explained that if we were to try to pick something close to the current tile it would be very noticeable since there were so many that needed to be replaced and since the crack is right where you walk into the kitchen. The dilemma we were faced with was to have mis-matched tile in our brand new home, run the laminate wood flooring from the living room over the existing tile into the kitchen (least expensive, $1500 cost), remove all the tile from the kitchen and then run the laminate wood into the kitchen (more expensive than the former), or remove all the tile from the kitchen and pick new tile to replace it with (most expensive $2300 cost). After deliberation my fiancée and I chose the least expensive option because we felt it was fair to both Travis as well as to us. When the sub-contractor submitted the quote to Travis for approval, Travis stated he would only cover $800 towards the cost of repairs, stating (albeit through his assistant) that is was not his fault the tile cracked and if it would have happened sooner the tile would still be in production. Perplexed by his statement, I had the sub-contractor submit the quote to bust up the existing tile and lay new tile. Travis replied in an email, through his assistant again, that he would only cover $1000 towards the cost of replacing the floor and the choice would be up to me which route we took. I advised his assistant that we would not be accepting his offer to only cover a portion of the costs and that the warranty did not allow for him to choose to pay or not, it simply states that he would replace/repair the problem. This time Travis responded directly to me and stated that the warranty does cover cracked tiles, however the warranty on our brand new home does not guarantee that the tile would be replaced with matching tiles, therefore he would not be covering the full cost of replacing the floor in our home. When he replied he also courtesy copied his attorney on the email, in what I believe was another attempt to bully me into accepting his offer to only cover part of the cost to replace the floor that is under warranty.

Innovative is a very dependable builder if you are considering buying a home. I have had the pleasure of being one of the first houses built in a phase of property that they own and have now almost completed. Consistency comes to mind when I see Travis and his crew constantly check on builds as well as phase improvements. Just as giving the same level of care he provided for us when we started discussing what we wanted and where we wanted it. They answered all of my questions ( and believe me that could not have been easy) and always tried to find a solution quickly whenever a problem did arise. A great builder and with caring professionals.

My wife and I built a home with Innovative and moved in January of 2014. We had a wonderful experience with Travis, the builder, his project manager, Kevin, and his staff. Everyone was professional and worked with us on every detail of the home. It's been about a year and half since we closed and moved in and we are still in love with the house and the quality of construction. We will always #liveInnovative

Innovative Home Builders is a great company to work with. Our home is beautiful and has high end finishes. The neighborhood is beautiful and I love driving through the gate. It truly feels like home. Everyone that works for IHB is very nice and respectful of the homeowners needs/wants. It is also nice knowing that IHB employees/owners live in the neighborhood - it makes me know that everything is high quality, otherwise, they wouldn't live here.
There are a few issues we have had with the finishes - some of the things were not finished before we moved in. However, I have always been confident with IHB that everything will be taken care of - Kevin has been great at making sure the projects get finished and has always gotten back to me in a timely manner. He is a super nice guy and hard worker! We got locked out of our house one night (a Sunday night over a holiday weekend) - he came out to our house and was able to get us in with a master key. Not many people would do that!!
Rebecca has been fantastic to work with as well. She has always helped answer questions when we had them and is always very friendly and knowledgeable! We love(d) working with her!
Travis is great, too! It's nice having the builder in the neighborhood and love having him as a neighbor. He and his family do so much for the neighborhood and make it feel like a close knit community.
I can't say enough about the people that work for IHB! They are wonderful people and I would recommend anyone building a home with them...and moving to Cinnamon Hills - we love it out here!!

IHB is making our dreams come true! My husband and I chose to build so that we could enjoy all the amenities necessary for the comforts of our large family and we are very satisfied with the results so far in the building project. I can't wait to move into our new home, it is just perfect for us!

We began looking for a new home last year and fell in love with the 1665 model by IHB homes. I used Zillow to look at listings in our area, and when I saw the pictures for this model, I knew it was the one. The open floor plan and kitchen with granite, tons of storage and counter space is what sold it for us. The home was located in a very desirable neighborhood, and I was pleasantly surprised to find that it was within our price range. My husband wanted to check the home out in person, so he spent an afternoon driving around that neighborhood looking at the different models that were available. He found a beautiful lot with a home under construction, it was the 1665 model! The workers invited him in to look around and he was surprised at how spacious the home was. The builder was on sight and offered to show him a finished model. He was very impressed with the detail and craftsmanship in the home. We contacted Rebecca Johnson, one of the realtors for the builder to schedule a meeting so I could see the home too. The finished model was everything I dreamed it would be, but we had our heart set on the beautiful sunset view that the other lot offered. Once Rebecca showed us the counters, flooring, and color schemes proposed for that home, we knew that we had just found our dream home. Working with Rebecca and their preferred lender really made home buying with IHB Homes a breeze. They included us in the process as much as they could, and even encouraged us to meet with the landscaper to discuss what types of plants/trees we preferred. Those small details really meant a lot to us.
During this process, we learned that the builder and the realtors all live in the communities that they work in. This showed us that they take pride in the homes that they sell, and that the homes are built with integrity and with the upmost quality in mind. Our family absolutely loves our new home and neighborhood and we would highly recommend Rebecca and IHB Homes to anyone looking for their dream home.
