I had a small crack on the side of my house and decided to call him based on good reviews on Houzz. He did not show up at the appointment and no call or message. I had to call him after waiting for 10-15 minutes. Finally he picked up the phone and told me due to bad traffic he decided not coming. I gave him another try but he was late again because of the traffic! after looking around the house, inside and outside, no measurement or anything, just bare eyes, he told me he could not figure out what caused the crack. But he told me he would email me some specific steps to fix the crack. He demanded $300 something for his service and cash only. Of course, I have not heard anything from him after he left. What a joke!!

Our 40-year old home has developed several interior and exterior cracks over the years. I hired Design Depictions to understand their causes and make sure we do not have a structural (e.g. foundation) problem before addressing the cosmetic issues. Michael spent far more time than I expected discussing, reviewing, and analyzing these issues. One of the cracks formed in my daughter’s room shortly after we renovated the house in 2008. The architect and builder were not able to diagnose the issue on this non-weight-bearing wall, but Michael came up with an explanation very quickly based on the location of the wall relative to the joists. It’s so nice to have this mystery finally solved! Michael followed up the meeting with a detailed analysis describing the causes and remedies for the cracks he observed. I couldn’t be more pleased with Design Depictions. I will definitely recommend and use their services again.

Michael exceeded my expectations. He was very professional and thorough! He spent 1-1/2 hrs evaluating our wall that we want to remove for a kitchen remodel. He even drew me a diagram to better explain that our wall was non- load bearing and could be removed without any worry

I needed a very thorough engineer to provide technical advice and drawings that would enable me to remove a load bearing wall that span half the distance of my home. Without proper specs and engineering, removal could've easily resulted in my house collapsing on my family. I hired Design Depictions base on high recommendations, a review of public records, and a personal interview. Michael was amazing on all counts! He was very knowledgeable, communicative, and responsive to our needs. The engineered drawings were very thorough and professional. The firm assisted with followup advice during and after the 990lb beam was installed to carry the weight. They also assisted in providing a short list of contractors that had done excellent work in the past. I highly recommend. Excellent!

During the process of selling our previous home, the buyer's inspector found a structural issue that needed correcting, and the sale was contingent on having that issue fixed and then inspected by a qualified structural engineer. We were operating within a tight time frame before we were scheduled to move out, and we found that Design Depictions was willing and able to come out on very short notice to perform the inspection and send us certification documents quickly. Thanks to their quick response and professionalism, we were able to satisfy our terms of the pre-sale contingencies and went on to sell our home.

In preparing our house for sale I had a small project, a deck for a second story master bedroom, which required a plan prepared by a professional engineer. Time was short and the project a small one, but Michael and his staff made a site visit and drew up plans rapidly. The county approved the plans without a problem and our contractor had everything he needed to complete the project. Michael gets five stars for doing a great job, quickly at a reasonable cost.
