Andrew Marshall Designs is a small firm headed by an Architectural Technologist that offers complete architectural services to home owners, builders, developers, & building owners. At AMD we specialize new construction and renovations of houses, commercial and industrial buildings. We are registered with the Ontario Ministry of Housing and carry a BCIN for all houses and small buildings. The principal, Andrew has been a registered Architectural Technologist since 1992. At AMD we believe that service is one of the most important factors in any construction project. The client can be assured that AMD will be available from design, through approvals and in the construction phase. With a proven record of over 30 years of completed projects, we would like to assist you with your next renovation or new build.. We work closely with you through the initial design to make sure exactly what you want is reflected and we design your home or building in accordance with the required zoning and building code requirements. We facilitate zoning clearances and obtain all building permits and external approvals. If needed, we obtain approvals such as the committee of adjustment, site plan approval, conservation and heritage. During construction, we aid in construction consultation and provide site reviews where needed. Since 1989, AMD has completed more than 700 projects of residential, commercial and industrial buildings. Specializing in residential and small commercial buildings has led to countless unique designs tailored to individual client needs. From traditional design through to modern, each project is designed to each client's wishes, wants, and dreams. I'm actively involved in the industry with my association and at the college level. With the AATO, through past committee and council positions. I also continue to promote ATs and the profession through mentoring and have been on college curriculum boards for over 20 years.

Bungalow reno

Nothing but very high praise for Andrew. He is professional, works efficiently, and communicates very well. He gave 150% to our project even though it was a smaller scale reno and his drawings allowed us to have our home exactly they way we wanted it. He is aware of the codes and ensures that the plan takes those into account. He listens really well and takes initiative in anticipating issues that may come up and has suggestions for solutions ready. He is patient and explains things well when asked why certain changes were suggested. Zero hesitation in recommending him and not that we want to do another Reno, but if we did, he would be the first person we would hire.

Thanks so much Jamie. My aim is to be available at all stages of a project to assist whenever and wherever possible. With over 30 years of private practice I'm pretty confident of my timing so budgets for drawing services are accurate. The most important goal is to make sure the client is happy at the end of the project. Without the happy client, there is no business. I was very happy to be able to help the contractor implement the required structural design elements. A project may seem simple enough, but coming up with cost effective solutions that blend in with the existing structure and it's constraints is where creativity comes in. Your project had several unique structural components that as designed, meant that there was no need to structurally improve the existing home, thus reducing the overall construction budgets too. I was happy to be available whenever you and the contractor needed me. Phone, text, emails, we're only moments away usually. I'm looking forward to taking a few pictures next year when the landscaping is all done.

He scheduled a visit to our home within a few days of our initial conversation. He understood our requirements and provided us several recommendations for this modification. Totally reliable. Project plans need to work, they need to guide construction, and they need to be approved by the City. Andrew exceeded expectations in every respect. He anticipated problems and solved them, quickly and efficiently. Construction and renovation are complex processes; and everything needs to work together for it to go smoothly. Thanks so much. Approvals can be tricky. I follow through and track the permit progress online. If an issue arises, I have it addressed quickly. That way the examiner still has it in their thoughts. Issues are generally minor and most often can be solved with a phone call or an email. It's the same with client and contractor questions, they need to have answers quick to avoid any construction delays.

Although Andrew was a bit delayed in getting started (due to being busy), his work was excellent. We came to him from another architect who had prepared a design concept, but Andrew was able to take the design and make it work with real world constraints; such as building code, complex city bylaw regulations, and construction cost. While working with him, I think he regularly proved his knowledge of all three of these. He was able to provide an accurate sense of the cost of each design choice on the spot (rather than going back to a contractor for every decision), as well as making simple suggestions that made the construction much more practical and less error-prone. He also proved himself to understand the building code and bylaw very well, as our submission to the city went off without a hitch. After contractors (and the original architect) reviewed the drawings, there were many comments made on the detail and quality of his drawings. I think architecture is one of those areas, where investing in an experience professional who knows what they're doing pays off tenfold, and that was certainly our experience.

Thanks so much Liam for the vote of confidence. Occasionally , everything comes at once. As we are involved with multiple projects at the same time, sometimes several projects come to needing input stage at the same time. We do our best to ensure that clients who have shorter time-frames are interspersed with longer term time-frame projects. All the while, we make sure clients are communicated with. When the city calls or emails, issues are dealt with immediately so as to not loose traction or timing. You never want your city approval file to be buried in the pile. As getting the required approvals is an integral part of our work, it is our extra knowledge how cities work that makes approvals flow easily. If the city has questions, they are usually minor and are most often sorted out within hours. My extensive knowledge of bylaws, building codes and approval requirements ensures that approvals are made in a timely fashion.

Both the client and myself were extremely impressed with Andrew's ability to take the clients vision of a layout and turn it into plans that not only expedited the permit process but streamlined the entire construction project. The ability to quickly deal with the ever-changing construction industry and approval processes mean that you must be attentive to client & contractor needs or questions expediently. All this allows for quicker approvals and avoids construction slowdowns which in turn keeps everyone happy.
