Our journey with TN Design & Build began a few years ago. We were after recommendations for a builder from everyone we knew (friends, family, colleagues, neighbours) that had gone through some building work before themselves. What was interesting is that only 2 people from the 20 or so that we asked would recommend their builder, and it was the same people recommended, TN Design & Build.
We initially spoke to Tom and needed some help figuring out what the best options were for our house… renovate/extend or knock it down and start again. Tom’s team of architects produced several options for both approaches, then took this a stage further and turned a couple of these into 3D computer rendered videos which really bought the designs to life and helped us visualise better what the final build would look like.
After getting further advice from the team, we opted to go for the renovation and extend option and submitted this for planning with the local council. With the team’s extensive knowledge of the planning process in this area, we breezed through the planning application first time – even though it was a large extension in a green-belt area!
The build began at the start of Feb 2022 with Tom’s team giving us a large breakdown of the stages and timelines involved in the project plan. As with what seems to be “the norm” with large building projects we uncovered some previously hidden issues with our house, from both the original build in the 1960’s and an extension that had been carried out. Tom’s team showed us the issues on-site, explained all our options (and costs) to us and helped us to decide on the best course of action for each.
The build included a side&rear extension, new garage/roof/windows/doors/driveway/garden room, solar panels, batteries, fencing, as well as all new electrics (including 3-phase upgrade), plumbing (including underfloor heating & new water mains) and gas supply. We changed a lot of the internal layout and therefore also needed steels, new stairs, bathrooms, kitchen, utility room, plus all the rooms needed new doors, plastering and painting etc. Tom’s team even helped design bespoke furniture in everything from the media room to the bedroom cupboards.
Every time my wife and I (and the kids) came over to see what was going on, everyone was incredibly friendly and professional, and everything was left clear and clean at the end of each day – even though we had moved out and were not living there throughout the project. We all felt incredibly safe and comfortable with the entire on-site and back-office teams, and the quality of the work is incredible (no wonder the team are always booked with work!). At times over the 10-months of the build we needed handholding and help with the vast number of decisions we needed to make, but thanks to the approach of Tom and the team, plus their years of experience carrying out projects like this, it was made very easy! An incredible process from start to finish!
