Kitchen Renovation

The island is ridiculously large and eats up a lot of square footage. The kitchen is the heart of the home and adjacent to a breakfast room, utility room, and dining room. There is a powder room as well.

Light isn’t great and update would greatly improve illumination. Overall the kitchen is dark. The floor is in rough shape covered in contractor grade 16x16 white tile. This runs throughout the kitchen/breakfast room/utility room/ and powder room. This floor is flanked by solid wood floors. My dream would be to fine wood underneath the tile.
