Loft conversion or kitchen extension

Hello We are looking for some ideas on what we should do to a house we have just bought. It has 3 bedrooms, one very small, the other two bigger but still not huge. Not even sure we could fit a wardrobe in the master along with our kind size bed. It also has a tiny bathroom and tiny kitchen. Our dilema is, do we do a loft convesion and create a decent sized bedroom and an ensuite but then not have enough money for a kitchen extension or refurb the whole house, do the extension and not do the loft? We could knock through from the kitchen to the living room, but it would be an odd shape I think and not very big for a lounge and kitchen diner. Any clever ideas welcome! Thank you.

    could you put a wall up inbetween the living room and dining room with a glass door ; so it's like a snug area , then make a kitchen diner ?

    I would have said loft conversion first so it’s easy access to the loft without worrying about the extension getting damaged but looking at the size of the kitchen........ it is very small. i simply couldn’t manage in it.

    Thats definitely an option Michaela. We have thought about putting the wall back up. But if we do the extension maybe we don't need it back up. Yes Daisy - agree the kitchen is going to be hard to cope with for a little while, but one option is knocking the wall down between the kitchen and living room and using that space, but should we do the extension too or do the loft...

    I think you need to consider how many people there are in your family, what their ages are and your lifestyle. E.g if you have teenage children, giving more space to the bedrooms might be useful so they have a decent space to be in. If you have younger children, more downstairs space would prob be useful. If it’s just you as a couple, think about how you use the space, eg do you like to have people over (in a pre & post Covid world), do you need all the bedrooms, could the small one be used for an office, etc. Thinking about what you need should help you to prioritise.

    Fantastic ideas thank you! This has really helped, I love the idea of using the space in the hall and under the stairs! We will live in it for a while before making any big expensive decisions as you suggest. Thanks again your response is really helpful.

    I’d Say the Loft Conversion first of all with a nice en-suite.

    I would definitely remodel and open up that kitchen to connect with dining / living area.
    Loft or extension - it really depends what is your priority: another bedroom or larger living /family space. I would only say that extension is messier than loft conversion. For that reason I would personally do extension and refurb of the whole house, while doing it I would put water pipes and electrics up to the roof. So if you decide in few years time to do the loft - the construction works will impact you minimally.
