Edwardian Semi - extend and reconfigure - Your thoughts on the plans?

Hi All,


Thanks for taking a look at our post. We are planning to extend and reconfigure our new home and would like your thoughts as we don't have any experience/contacts other than lots of online reading!


In summary, we would like to redesign the ground floor (current and proposed floorplan attached) to include a boot room/utility, a study, relocation of toilet (with shower if possible) and kitchen-diner extension, keeping the other two receptions rooms as they are.


We did consider not having to go through the lounge to get to the kitchen but the hallway down the middle of the house seemed a waste of space and too long.


Although not on the proposed floorplans, we have also considered a loft conversion - hence 2nd staircase in the 2nd bedroom but we haven't thought this through fully. We think this is better than a 1st floor extension as access to a new back room seemed to create a long corridor.


The staircase has a 90 degree turn half-way up so there's no room to fit a toilet under the stairs. Is it worth considering moving the staircase?

    The only way to get to what looks like the main living area of the house (kitchen diner) is through the cinema room? The last place I would want a corridor is between the sofa and the screen. I think you should try and rework the downstairs layout to get easier access to the kitchen dining space.

    This layout would mean you have a more natural flow into kitchen dining and a more private cinema room. But hard to know how this would work with light/windows without understanding the rest of house or exterior so appreciate it may not work for you.

    Thanks very much for giving this some thought - use raise some very good points/suggestions.


    We'll continue to work on this as access from the cinema room isn't ideal. However, we'd like to have the kitchen/diner at the back (looking out to the garden), running the width of the house.


    In other layouts we lose space to a long hallway or end up with rooms in positions which aren't right, as you say based on flow/light/access.

    How about putting the cinema room where the office and WC were planned? Then add in WC on right (where cinema sofa was planned for) and then have a study space on the left - creating an open hallway between study and WC through to the extension? Study would have to be more of a cupboard really - desk with shelves above, with doors that can close at the end of the day to hide all the mess - more of a homework/computer station than a proper home office. Think you've got to decide whether you want a proper office or a cinema room, as walking through cinema room would be a negative for me. Or is there enough space in current dining room to section off the left side of it for hallway to extension and leave enough space on the right for cinema (or study and shower/WC)?

    Ideally we'd have the cinema room on the right side of the house and the study /toilet on the left as that's where the windows/plumbing are.


    Please see the new proposed plan for the cinema room. Ideally we would keep it on the right of the house, as it works best with location of plumbing/windows.


    Would the repositioning of the sofa and TV, where we put the TV on the right wall and bring the sofa forward allowing access behind the sofas creating a hallway within the room solve the issue of walking through this room to gain access to the extension?

    Yes, keep the original door into dining room and then you'll have a walk-through snug to get to extension. Just calling it a snug rather than a cinema also makes it sound better to me! Am assuming you're keeping large glass opening/door from snug into extension, similar to original exterior dining room doors. Having that wall mainly glass will also help with feeling like you are walking into a bigger space, rather than through an old room to get to the new room.

    Thanks, that's a good point about having a large opening into the kitchen so that when not used as a separate snug it feels part of the new kitchen.

    The property is in SE London in the Bromley area.
