Side house extention on a budget what materials should we look at?

Our house is a 1960's semi detached and we need another room downstairs and we are on a tight budget. When it comes to materials what options are the cheapest compared to bricks and mortar that give good insulation and will stand the test of time. We see allsorts of cool designs and we have a great house designer on the job but im looking for other advice so I can help with the overall look, but first I need to know what else is out there that is good for a budget build. The garage will be taken down.We need 15 sqm on the side/back. Pitched roof or flat roof? Bricks, block and render other materials? Will planning only pass designs that are in keeping with the house as it is now? All the images I search so some really cool block designs that are modern attached to more period properties. Budget for just the outer shell no internals is around £10k what should we be looking at?

    Whilst I know absolutely nothing about building extensions and knocking down garages, I'd say that 10k is optimistic.

    A lot of the cost will depend on the site requirements.

    If all pretty standard you should be able to get a rendered unglazed shell for £10k ish. Cheapest construction would normally be rendered block work with floating chipboard floor & flat roof.

    Presuming this is just a standard single storey extra room, e.g a lounge, not a kitchen needing drainage work putting in?
    10k is very tight but we had a two storey block work 8 x 3 extension (just shell, no roof structure) built with drainage for £14k. I think roof structure & slates were an extra £3k. We had a garage which we knocked down & cleared ourselves - cost of a couple of skips.
    As the extension will be on the side & visible, I imagine it would need to be in similar style to the rest of the property & others in the street.

    Am wondering if it is worth your time adding an extension.


    Is the garage fully detached or does it have a shared wall with next doors? if the later you will need their permission and a party wall agreement. That will all add time and cost.


    The drain suggests that there are utilities under the drive: you cannot build on those without permission, though you can move them at your own cost.


    Also, how will you access the back garden if you extend over the drive? how wide is the drive? With insulation is it going to be worth adding a room as they will be tiny rooms.


    I would consider a rear extension to gain real space and knocking down the garage to keep garden space.
