Low Threshold bifold doors

We'd like to install low threshold bifold doors in our extension leading directly on to the garden. The problem is we have been advised against it by the manufacturer our building company have gone to as the low threshold is not weather rated. All the websites we've looked at have pictures advertising low threshold but if you read the blurb advise against installing them for the same reason. So I'm slightly confused and in a dilemma of what to do. Has anyone here installed low threshold bifold doors and able to provide me with some feedback? Any advice would be appreciated. Thanks.

    Yes, it depends on project specific circumstances and location re. water ingress risk. If your project is not in an obvious risky location, such as a flood plain, then a flush threshold can be done. Best thing to do though is ensure a channel drain, such as Aco, is installed directly in front of the bi-fold doors so any water is directed away into the channel drain which must discharge into a proper drain run or soakaway. If you don't like the look of a channel grille in front of your doors you can get a slimline heelguard grooved drain but they cost more. Alternatively ensure the external ground / patio slabs are sloped away from the bi fold so water is directed away from the building. Hope that makes sense and good luck!

    Is your outside paved area level with the inside or do you step down to the garden level?

    If its level, it needs to be detailed and waterproofed correctly. I've done it on a number of occasions.

    If you step down, just lower the threshold so the top of it is flush with the inside.

    As the top chap says, run a channel. We have one outside our garage door., as that's obviously floor level, but we have similar around the house.

    As Ikonografik Design have said above there are projects that are perfect for a level threshold and ones that aren't - and most often it comes down to location.

    There are three options, a flush track, a low level threshold and a weathered track.

    A flush track is exactly that, it sits completely flush with both the interior and exterior surfaces, creating a seamless link between home and garden.

    A weathered track provides the ultimate in weather proofing and involves a step up from the outside to inside from 35mm height, depending on how you configure your outside floor levels.

    A low threshold sits between the two and has a step up from 14mm, and provides better weather proofing than the flush track and allows for both inside and outside floor levels to be flush to the track with only the smallest height difference coming from the track itself.

    The difference between the weathered track and a fully flush track is the seal between the door and the track. The weathered track has an upstand that allows the doors (and the gasket attached to them) to form a weather tight seal between them, whereas with a flush track the seal between the track and the door is made by a brush pile which reduces the weather rating of the door - and I would add wind as well as rain when you consider the effects of the weather.

    Our advice is consistent, if you are in an urban location or a sheltered spot then a flush track is an suitable option. If you are in a more rural or exposed location then it is less suitable - it doesn't mean you can't have it, it just means there are benefits to the offer track options in those circumstances.
