Flooring for sitting room and dining area

Please can somebody help?
I am flooring my sitting room which opens up to a dining area.
I want to floor the whole area with the same flooring- 32 sq metres.
I did want to put a hard wood floor down but it is working out too expensive.
It has been suggested I laminate it. I have never been a fan of laminate but realise it has improved so much.
The room has 2 large windows so is very light.
The doors are dark oak.
I have not chosen any colour scheme yet but my sofa is a very large velvet John Sankey in a dark Beige. I also have a chocolate dark brown leather armchair and a dark brown leather seated captains chair - these are what are staying.

    I am going to the flooring company this afternoon so will look at your suggestion. I would prefer hardwood or engineered flooring though because I like the natural look and feel though.

    I would like one of the light floorings - maybe pale grey for example but my doors are dark oak (traditional) so don't think a modern look floor would match.

    Just chosen the colour for my walls though - Skimming Stone (Farrow and Ball) so now I have introduced another colour into the equation.(blends with my furniture)

    Some of the laminates look pretty good but as you're using it in a dining area I'd go for something that is waterproof. The cost of fitting laminate will also be cheaper than wood. It sounds as if a more traditional floor would suit the room from what you've described. If you went for an oak I would try and break up the browns with a rug and accessories. Another option is to paint the doors if you wanted a modern floor but in any case I'd pick a grey which also has warm tones in and there are plenty around. What's the period of the house though and the overall style? If you can I'd try and bring home samples to see how they work with the doors

    Hi Sandra,

    We specialise in luxury vinyl flooring tiles, we have both wood and stone effect.

    Vinyl flooring works well in a dining area as it's really easy to clean and maintain.

    Castle Oak 55935 has both light brown and grey tones, which would work well with your colour scheme.

    Alternatively, for a darker effect Verdon Oak 24984 is a little more dramatic with a grey grain effect.

    The house is a 1960's bungalow.

    The doors have been chosen to add 'quality' to the house so don't want to paint them. They are a beautiful feature.

    I want the house to look 'different' and the floor is really throwing me.

    i am not used to renovating a 'modern' house, living in large Victorian houses all of my life is what I am used to.

    I have made mistakes , which have cost me and am determined not to make a mistake with the flooring.

    You could always add some photos so suggestions could be more specific. You also don't have an ideabook set up so it's hard to know what you mean by "different"
