Please help me stage my home

Hubby and I are ready to downsize. Starting with the kitchen, I'd like to do a room by room walk thru with your help and advice on staging. I will not replace granite, paint the oak trim, or tear down walls. I'll paint, rearrange, remove, etc. I don't want to put mucho money into it at this point.

I like my green walls, (SW artichoke) but are they too much in today's stark white world of kitchens? The dinette curtains are questionable. I think my over the cabinet stuff is artfully arranged, I hope, but are they a turn off? No fake plants there!! Lol!

Please be kind!!! But honest.

Your home is pretty darn nice as is. I agree with removing the dining room rug - just to open things up and look more modern. Also, maybe remove the corner plant stands and pretty much everything on top of your cabinets. You're right, you don't have a lot, and it is nicely arranged, I just think it would help to look a bit cleaner, perhaps only a bowl or two...

I agree with all those who say, "Change the green paint". It's a pretty color, but it dominates all the areas it's in. People will either love it or late it--no in-between. I bet you'd be surprised how much bigger and lighter the space will appear sans green paint. Other than that, it looks good to me. And, of course you know that you always remove almost everything from the tables and counter tops when you show a house.

Jan Moyer, the panels are totally offset from the windows. The panels actually lighten the area by covering the dark walls. There are skylights above that help a little

Hi Cristina, your table looks very beautiful however I discourage to have such furniture at home because of the mirrors. I work as a feng shui consultant and I know that the mirrors have some kind of power and one should be very carful placing them in the house. My personal opinion is to have a mirror in the place where the mirror can´t see you while you are resting or sleeping because in long term it can have negative influence on you. The mirror was created to look at it and it shouldn´t be used extensively also because of the reflections of the light. The human eye naturally is used to see the light coming from certain directions, if it comes from the direction which is not used to the light, especially artificial one, it may effect your vision or have negative influence on your mood. I'm talking about something very subtle which sometimes may be felt after some time. Another thing is that I always encourage people to don´t use repetitive patterns in the house just simple irregular forms and calm and worm colours which make the space more cozy and more natural. If you need more help with the rest of your house please let me know. I could make a 3d visualisation of your place to shaw the layout. Best \Marcin

Hi Marina ! I think you have a place that offers a lot of design opportunities. First of all, you would have to see the direction of the sun to locate the places of stay and plan the vegetation. The best thing is that you use vegetation that absorbs the rain and does not need great maintenance and irrigation to minimize the work due to the access it presents. You know the staging drill: Neutralize, De-Personalize and SIMPLIFY.

Forget curtains - let them see the nice woodwork- much more impressive than either of the curtains choices you've shown us. Do you have a formal dining room? I think I detect one opposite the island where I see some wainscot. Focus the attention there and let your island seating serve as the "kitchen table." Since you have no chandelier in the kitchen table area, removing the dining set will open the space to become a sitting room, seeming even more spacious. Stage it with a pair of small scale chairs and a settee plus coffee table - a great place to have coffee and enjoy the view. Stage the bar there as a coffee bar if possible. Remember, staging is basically telling a story to the prospects of how enjoyable and maintenance free the home will be for them. And speaking of no maintenance, I would rather see the railings replaced with pony walls, but that may be too big a project for staging. I find the spindles to be a bit dizzying and the thought of kitchen residue and grease rising to make them a big cleaning chore crossed my mind. I"m not crazy about seeing the upstairs from below - it speaks of a lack of privacy. Definitely remove all the faux greenery from the cabinet tops. You might leave a large tray or object d'art, but keep it simple and easy to clean. At the end of the room where you have the credenza, place the four pictures in a tight group with one frame's width between them. The lamp can go on the left, layered over the pictures and away from the light switches. You'll never pull off a white kitchen here, so don't worry about that yet. If you get feedback from the realtor that the green paint is eliciting negative comments, you'll know what to do. Lighter, matching paint throughout will enlarge everything in the eye of the beholder. Find one that works to enhance all the woodwork if you go that direction.

Beautiful place is almost ready to show already. The changes I'd make:

1- paint the green walls the same color as your off-white ceilings. That off-white paint is just fine with the cabinets and you won't have to repaint the ceilings.

2- Take down the curtains if you don't absolutely need them for privacy. If you do need them, wash, press and rehang.

3- Remove the dinette area rug. Its design is past its prime popularity (in my area) and it obscures the beautiful floors.

4- Replace the dog bed with a brand new one, perhaps a bit smaller. Wash cover every week or more often. The dog lives here too, and the dog will sleep somewhere else (maybe the sofa or the bed) if you take the dog bed away.

5- Remove everything on top of the cabinets.

I suggest not making any expensive permanent changes while guessing at what a buyer wants. The maple cabinets are beautiful, the spindle railing is classic, not outdated.

I love green too - my bedroom, living and kitchen, BUT I'm not staging for the real estate market. You'll find out after the first open house what may need to change. I hope you have a realtor who understands staging and gives you honest feedback from prospects. No point in hearing, "Oh, they all loved it!' if you get no offers. I do hate it when realtors run in and spend 20 minutes taking photos of a home with toilet lids up and other turn-offs they could easily correct. It may pay you to get a professional in to take photos for the realtor.

We are in a very limited market for our house. Rural near a lower income city. I pray for the right family to move into the area. Otherwise, we may be sitting on this for awhile. But we have time....

Haha Margo. Too dark now. Next step family room. Delicately moving into heads, but you MUST be kind. Hubby lives here, too. Not my choice, but I love my hubby.

My uncle and aunt have a moose in the living room, and elk in the family room and a menagerie in the basement rec room! All quite tastefully done, and the moose lives among oriental antiques, a gold Chesterfield and a lot of delicate decor quite well.

Your home is lovely and I would buy it in a minute. Have read all threads and agree that unfortunately the green paint makes the place look dark - this could easily be done by new owners, but some new owners want "move in ready" and don't want to paint. Also - remove rugs.

Another vote for getting rid of the green paint. No curtains. The sisal rug idea sounds good. Thumbs up for removing the corner shelves, counters empty as possible. I wouldn't worry about black appliances.

Please look! New pictures with changes made. I removed rug, curtains, and one of the corner shelves. Can't remove the other until wifi is disconnected. Also, didn't make new nail holes as suggested,...yet. I think it feels bare and it echoes, but is this better? Sure appreciate your input on this.

I still would paint it a bit lighter. if you like green (I am never comfortable with white, BM Guilford Green is light and fresh and I do see the need for a rug for noise reduction but something smaller than the other one and lighter. the dark rug just weighed everything down.

I love that green iddancer suggested , and definitely would like to go lighter. I'm thinking the guilford green is a little too close to the goldish color it abuts. But it's a start and I'm still looking for the right color.

i don't think it has a yellowish cast to it and not like the 'goldfish' I see in the background, if that's the colour you are referring to. would you be open to painting the railing wood parts the same white or shade off as the spindles or trim work? I think the wood near ceiling of kitchen is distracting and chunky. the white would also lighten things up. i like the curtainless windows too. feels more open. i have taken curtains down and have pull down blinds that are hardly noticed if I need privacy.

I think the Guilford green is too limey. What about a very light version of the paint you have there now? The undertone of that color is good, but it's just too intense.

Decoenthusieste, are you there? Is this what you meant for me to do? When I first painted, papillion 2, I started with "softened green" on the strip number 26 by sherwin Williams. It seemed kind of blue once it was on. I then repainted with artichoke, which is two colors up on the same strip. In person, I have received many compliments on it. The intensity of the other color next to it, seemed to require a heavier color. I'm adding another picture so you can see the proximity of the two colors. Somebody suggested using the ceiling color on the walls. While that would tie in with the other room, would it blanch out the kitchen too much? I'm very frustrated.

Ah, Moxie--take a deep breath--this, too, shall pass. IMHO, the ceiling color is too white for the walls. And, I see what you mean about needing something that blends with the gold tone wall. How about something for the kitchen that is up the scale (lighter) than the gold tone paint? How would that color work with the cabinets? If that doesn't work, how about a nice, soft creamy color?
