KITCHEN REMODEL!!!

I would like to be realistic as possible.... My backyard redo went over budget so I'm left with $10,000 for my kitchen. This is what my kitchen looks like now, I know a good remodel costs about $20K and up so designers, what do you think I can or should get done with my budget. I should have started with my kitchen remodel first but i spend more time outdoors than I do in my kitchen so it only made sense to start with the part id get the most use out of.

So here are two pictures of my kitchen now, ALL ADVICE will be welcomed because right now, my kitchen is the only odd ball in my house...

    Wow, point well taken. so custom does not always mean more money..........I was simply saying that if you have a "fixed" budget make sure you take into account all the extras that make a kitchen feel and look beautiful, don't spend your "budget" all in one place! I am not a designer, she was asking for all opinions :)

    Considering your investment and a return on it - a) cooktop or refrigerator needs to be relocated to make a IMPACT. This has a domino affect to the refrigerator - without closing in walls? It would need to go where the double ovens area. So the cooktop needs to be a slide in range. Huge modifications to the cabinetry. This means refacing is not the best choice because there are dramatic changes that need to take place. I have been experiencing a great deal of these types of scenarios in Atlanta - people are scared to invest more. But sadly? We are ALL in the same boat. The modifications to move major appliances can often cost 50-75% of tearing out everything and bringing the cabinetry up to date. These figures do not include the obvious need to replace appliances and counter tops. So it becomes a tough call for homeowners .. make a decision that may back fire as a bandaid? (MAY be a good choice if you are staying in the home for less than 5yrs) - or build up equity and make your money count. Make a difference on the value of your home.. and maybe more importantly - the quality of your daily life.

    kdlund.. glad you brought up your opinion!! The topic is so often misunderstood. Try to remember cabinetry, design.. everything that this topic brings up --- is like no other. A) you pay for what you get! if its cheap.. there is a reason (especially if it comes from China) B) there are inherent pros and cons between factory built and local custom cabinets! not all are created equal... and goodness there are more variables than one could possibly count !!

    @-> becky.. do you think concentrating on that appliance wall might pay off? That closet is 36" wide, if it was taken out, the wall area recessed to get the fridge in line with the cabs , maybe with a fill to get it off the end wall, and really hit the homer with the new stove space. even with a new stove, something cool like a jenair, vike pro, etc, that could stay in the 7k range. still money for new tops?

    One of the designers Im talking to now said that making a modification like moving walls or relocating appliances might not work with my budget. Becky I understand what you're saying about building equity, but lets face it, if I put 50K into this kitchen remodel, not only cant I afford that but I know Im not going to see that return on my house value. While i'd love a Houzz worthy kitchen, I just cant afford that right now :)

    So after reading all the feedback, looking through tons of pics on Houzz, and talking to three designers, heres, what im thinking as far as what id be satisfied with...

    I love... no i adore the wall color... its very soothing. Since my kitchen isnt an open concept kitchen, I dont have to worry about it clashing with my family room, I think lol. I also love the counter tops as that is the color of floors I wanted for my kitchen but its a little unorthodox since granite seems to be the rage and I dont want to go with the "Rage". Ive been looking at tiles that have that look as well, it would be more cost effective than real hardwood floors but give me the same look.... see where Im going....

    I am not suggesting $50k. Lets face it.. few of us have it these days!
    I have successfully helped homeowners with similar budgets of $35-40k for a complere renovation by a licensed contractor. Of course size, age of home and mechanical changes can play critical roles. Also making tough decisions to stay within budget.

    To reply to all .. my suggestions are rather scattered not knowing ALL the particulars, of what I could learn from visiting the home myself. So happy to hear you have consulted with a designer - I hope she helps you get the biggest bang for you buck!

    Becky, the thing is the designer said the move couldnt be done with my budget (20K) and thats my limit so I would like to work with what I've got because I dont want to keep saving for remodels... lol

    the mystery to your dilemma is typical .. balancing budget, return on your investment and the return on making you happy! Often.. oh so often.. it is a touch choice! I really do wish you the best in making that decision, its a gamble.. I live it within my own home. Best of luck! ~ BeckySue

    Ivie, I think your inspiration kitchen is beautiful. I love my butcher-block countertops. They are warm and pretty. That color green will look great with the light wood and white. Are you going to paint the cabs whiter to match your appliances or are you going to replace the appliances? Will you be able to put some glass in your upper cabinet doors?

    I would like to pain my cabinets white because they are off white right now.... After I do the rest, I'll take a look at what my budget is looking like and decide from there

    Ivie, the kitchen portion of our remodel was only around $17K, and that included all work done by a licensed, award-winning contractor, and several consults/shopping trips with their on-staff, interior designer. If you are going to do new flooring, counters and backsplash, the existing walls, countertops and flooring are going to be ripped up, which is a perfect opportunity to rewire that cooktop somewhere else. Way above here somewhere, is a photo of our remodel. That island was *not* existing. It's brand new, and had to be wired for outlets at either end. We kept most of the cabinetry, just had it detailed. The island, refrigerator cabinet, granite counters, flooring, backsplash, pot filler, additional convection oven, prep sink, main sink, faucets, soap dispensers and garbage disposals are new. All this for $17K.

    We interviewed 5 different high-profile, licensed and referenced custom builders specializing in remodeling before we began our project. We went with the builder we had the most confidence in, but used the other quotes to whittle down the price as low as we could get it. They handled everything start to finish.

    May I respectfully suggest you interview at least three custom builders specializing in remodeling in your area? You may be surprised by what they can do. Our contractor was able to secure pricing on items like granite I *would not* have been able to secure on my own.

    LOVE your inspiration, by the way, it's a lovely kitchen, and yours will be too :-).

    I went to nkba.org and emailed a couple of designers in my area (about 6 of them). One of them responded and said he wouldnt be available till september, another one responded and sent me a questionnaire and I havent heard from her back and none of the others responded. At this point, im beginning to think its not meant to be because i cant get progress on this project

    Hmmmm . . . I just searched that directory for professionals in my area, and it didn't turn up ANY of the remodeling/custom builder specialists I interviewed!

    Are you a member of any large, local e-mail groups? I put out inquiries to those on my homeschool group's site for recommendations. Additionally, I did my own internet searches by typing "remodeling custom builder Jacksonville, FL," or "award-winning custom builder Jacksonville, FL" into search windows. Then you can whittle down your list to maybe 5 to interview and receive quotes from, and see if any are a good fit.

    You could save a lot of money by getting rid of those fake plants and the ditzy curtain. Otherwise there's nothing wrong with that kitchen. It's huge. It's dazzling. You could fit my kitchen in it three times. Why on earth would you to remodel that? You must have too much time on your hands. Get a life.

    Hi Emily,

    I have decided that instead of hiring a contractor to do the kitchen remodel, I am going to tackle each aspect of the project on my own. So the first order of business is my flooring and my counters. Im going with a green (against my white counters), white and chrome theme with maple flooring so I have found a pretty green granite for my counters and backsplash and then Im in the process of trying to decide if I am going use tiles or real hardwood... Thats where I am now.

    The whole plan is to do use green granite for my counter tops and backsplash, maple colored flooring (hardwood look), paint the walls a mint green color except in the dining area where the part with the ugly wall paper will be painted white (a shade of) and above the wallpaper will be the same mint green. I will also change out my appliances for stainless steel and install the chandelier in the picture in the dining area and three pendant lights over my island (and remove the ugly lighting right now). I will also switch out the hardware on my cabinets to chrome pull handles.

    Thats the plan now but I have to tackle in phases because of the expense.

    UPDATES!!!!!

    So my plan has changed about ten times but we have since started but I like the current direction that my plans are going in. So far, the demo has been completed and these are progress pictures of the paintings. Painted my walls and repainted my cabinets to a white white. In the breakfast area, the bottom part of the wall with the ugly wall paper will be painted tricorn black by Sherwin williams.

    And these are the pictures of the rest of my plan. We're going to be replacing the flooring in here... those are my flooring pieces. The chandelier is going in my breakfast area. I know the color scheme makes my kitchen a little more modern looking but I love chandeliers. I looked at different lighting options and I just couldnt fall in love with anything I saw... it seemed everything I liked was a chandelier so I decided to go with what I wanted as opposed to what would "flow better". The idea is to have a more "romantic" look in my breakfast area because that looks out into my backyard and it would be more relaxing to me. Now for the lighting over my island, I went with these darling pendant lights. Lastly, that is the granite I picked for my counters and backsplash. We're going to go with granite tiles because its more cost effective (my budget)... also, if I have an issue with my counters, I wont have to replace the whole slab, I can just replace the tile.

    Im excited to see how it all comes together because its a little varied and it was a complete 360 from my original plan

    Kitchen is done. Just need to do minor touch ups.... for instance, there is a little damage from under my mantle as you can see.... Also, I need to buy a new fridge. And yes, my appliances will stay white. I want my appliances to blend in with my cabinets....

    Like I said, I just need to do minor touch ups. And my contractor broke one of my pendants (im waiting on a replacement from the company). I didn't get my dream "open concept kitchen" but then, I didn't have my "dream budget" lol so at the end of the day, I was able to update the look of my kitchen for less that $4K and its a lot more cheerful and pleasing to my eye so Im happy with the results..... I'll take that :)

    I think your cabinets are gorgeous, and here in California it would cost 10k just to replace them. I would keep the cabinets and update your countertops with granite, maybe get a more detailed island too, and maybe get some stainless appliances. With new floors in the mix, you should probably not spend 10k

    Ivie, I have enjoyed reading through the process of your makeover. I applaud you for sticking to a budget but still finding colors, styles, etc. that you are happy with. I am about to undertake the same thing for my kitchen and I would be interested in knowing what you contracted out and what you were able to do yourself?

    I would remove everything from on top of cabinets (plants) and remove the curtains. Paint the cabinets an off-white color - ice blue or ice green, semi gloss. Paint walls and ceiling that same colors, flat paint or eggshell. When you are done with that, pause and look around. I'll bet the kitchen will look pretty good!

    Wow...Very nice. I was a little weary of the black wainscot - but it really came out nice!! Ties in perfect with the counters. Good choice of painting the cabinets white. LOVE the chandelier, can it be lowered a bit though? It's so beautiful you should see it without having to look up. Good job!

    for the window treatment i would definitely recommend a pvc type blind such as shutters or a 2''
    faux wood blinds as the blind is over a sink and with any fabric blind or drape used you risk the splash up of water which could damage the fabric
