Use height. Put a bench over washer and and upper cabinet. Replace the little storage stand with tall cabinet with open shelves on top ha;g for easy access. Can you post a floor plan

As Kate has said, use the height for storage space. There are pre made storage shelves to be placed above washing machines. There are over door mounted hangers, and of course a laundry basket.

The kitchen and dining area is very tight for movement and everyday function. 1000mm between the island bench and the back/side walls of kitchen is narrow. Ideally the distance should be 1200-1300mm. The pantry seems a big waste of space, with the walk areas taking up most of the space. The dining area space, taking into account the loss of the area with the “owner built cabinetry” is very tight, especially since it is a thoroughfare to outside.

Def don’t have half wall upstairs. Need to separate noise sources and kids throwing things over. My sister hated this at her place.

In my opinion a fully tiled bathroom is always the easiest to clean (as long as its not tiny tiles with lots of grout!) but its not always an option financially. The wipeable paints these days are so much better than paints from a few years ago. Do need to make sure there is adequate strong extraction as well.

Seeing as this is a temporary solution and it won't be visible, you wouldn't have to buy a sofa table. You could just build a shelf at the right height under the window or make one from a piece of timber and legs (buy at Bunnings/Ikea or get off Marketplace), or cut down a cheap Marketplace find. Then when you do your reno, you can get the furnitire you want/need.

I have added dimensions to the existing plan in my original post if that is helpful for anyone, loving the ideas!! We are converting the garage into WIR and extra space for master bedroom, as this is under the existing roof, hence why we were thinking of either using the current WIR as either more bathroom space or pantry space for the kitchen.

Thank you thank you @bigreader, @dreamer, @Julie Herbert for your suggestions. I suck at finding good artwork, let me try bluethumb.com.au per @dreamer's pic. If there are other sites that are good, pls let me know. And I will check out pendant lights on Hugbel! Furniture style around the house is contemporary with a lot of white/beige/soft tones.


Ah forgot to add, cupboard door that is closest to the entrance has a shoe rack in and this has partition to the other section of the cupboard. The other 2 doors have 4 vertical wood slabs inside so use it as storage for vacuums and decorations storage atm.

Something to be aware of with s fold is that they don't compress tightly so if you are keeping your pelmet, the curtain will cover a fair bit of the window when open. They also have a very contemporary look and your house looks older. I also find them more expensive so for a rental it might be better to keep the pelmets for heat control and use a pinch pleat. I say this as my tenant just moved out and have completely destroyed by beautiful linen s-fold curtains :(.

You. Could try Roman’s with or without a pelmet, plantation or wooden Venetians, or a simple but stylish eyelet curtain.

The feature light would be the light used for the stairwell. So YES, the light gets turned on when going up the stairs and turned off when you get upstairs. The light gets turned on when you are upstairs and about to go downstairs, turned off when you get downstairs. Logical use of lighting. I agree with previous poster. You have too many down lights. Spend your money on fans with lights that are centred in the bedrooms, then use table lamps for other tasks, such as reading in bed, study desk lamp etc. the master bedroom looks like an aircraft landing area. Delete some down lights.

This is my suggestion. But, you know how you live and are going to use the rooms, we don’t. In my opinion bedrooms do not need four down lights, but study, WIR need good lighting. I use the following rule….work areas need good lighting, bedrooms and lounges need subtle lighting. Allowing for wall power points for each side of bed for lamps, or desks in minor bedrooms. Sketch is showing new placement of down lights in yellow. Placement of power points in purple to allow for lamps. Kitchen is good. Hallways are good. Power point in bathroom vanity if you haven’t already got one.

I asked for house floorplan, 3 bedrooms + study, double carport, single garage. Then adjusted to remove study, add breakfast room facing east. Added detail for double carport to have single garage behind one side & drive through access behind other side. The write up sounded ok-ish but then that floorplan 🤣

The plan shows one bathroom, and the laundry seems to be where the toilet should be?? If the plan is correct, I would put master bedroom and bed 4 at the rear of home where the dining and living is showing. Then use the front rooms for living and dining rooms. Why are the children playing out the front? Is it the only area with lawn??

Thank you for your comments- the Bed 4 and Master are west facing which gets very hot in Perth summer months (its also a very dark part of the house hence why looking to pull more light into the current kitchen area) the kids use the verandah as more of a relax area to watch steet scape but very disconnected to rest of the house and aren't old enough to use without supervision. The existing living/ dining is north facing and has a nice northern light.

Adding neutral cushions and throws, a soft rug, a nest of coffee tables that can also be used as a side table, a floor lamp beside the door could give a soft ambiance to the room. You can spray the bed if needed, or if you love colour choose decor to compliment the colour it is now.
