East Portland Sash has my business for any and all window needs. They resolved a water intrusion issue with one of my windows well under budget and they did an excellent job. They are quick with communication and everyone on their team was incredibly kind and personable. I was confident that these guys were going to fix the issue "the right way" and not take advantage of the fact that I know nothing about windows!
A coworker of mine was also happy with their work and referred me to them after I had contacted SEVEN other contractors to get an estimate. Of the seven, four actually came out to take a look and give me advice on how to address the issue. They either wanted to cover up the issue cosmetically or do a huge overhaul on the window without much investigation. East Portland Sash was the only company to follow through with a bid for the work, and I'm so grateful I didn't have to spend any time debating who to hire. They are the best!!! I really mean it.

East Portland Sash does such beautiful work. We had two windows functionally restored and custom storms made and installed for seven of our windows in our FoPo home. When I came home to the new storm windows, I couldn't believe how much I loved them. With the hot weather, we've already been able to open the storms and use the restored windows
Everyone from the company was so genuine, kind, skilled, and respectful. Our house is no Irvington historical home and I imagine that our job was "small peanuts" compared to some, but for us it was a big investment and worth every penny. I really appreciate how much knowledge, dedication and craftsmanship went into the whole process.
I'm hoping to slowly have more windows restored as we can afford it and my dream is to have them make some custom windows for our kitchen and upstairs one day. Thank you, East Portland Sash, for being a great company!

I had such high hopes for the work East Portland Sash was going to do, but was left disappointed. The crew themselves were nice on a personal level, but that’s as much as went well with their work. As others have noted, Stephen’s quotes were confusing, and the clarifications I got over the phone were never put in writing, so when our project was delayed and delayed, the details of what to expect were lost. The bid was apparently based on the time expected to complete the scope, rather than the scope itself, so when the week was up they told me they had done “as much as we can,” and I was not given the option to extend their time to finish the job (even though the job before mine went over with additional contracted work so we were delayed). During their work, they also left my windows wide open despite my requesting they keep them closed so my cats wouldn’t jump out! Twice I had to search the house and yard in a panic!
The lead paint inside of my 10 screens and 12 storm windows (there were 2 fewer screens than we had been quoted because they could not be found at the house, but no prorating was offered) remained scaly and cracked - and with small kids in the house I had really wanted that removed and primed. The exteriors that they did prime and touch up were left unsanded and now I have to pay extra to get a painter to correct their work.
When talking about the work they did before they left, a number of things I asked about were “executive decisions” that had to be made without input from me, according to Simon, the crew leader. So the bright silver L brackets were on the outsides of the windows and looked like braces all over my house when paired with all of the hardware to hang them! However, I was home every day they were here and was never consulted. Furthermore, there was a large gap at the bottom of one of my storm windows, which I was told was “normal,” but makes the window not actually weather resistant for winter as it should be. They said they numbered the storms and screens, but 5 months later, 4 of the numbers on the screens are missing (they’ve been sitting in my garage since they left), and they never sent me the “map” of how the numbers go around the house.
When I followed up with the company, I received no response - from Stephen or Geoffrey. Incredibly frustrating that I could spend upwards of $7k on my windows and be left with such a sour taste in my mouth, and that they wouldn’t even make an effort to satisfy a customer.
In short, I would not recommend them to anyone. Wish they would have stood by their quote, or at least offered ways to make up for where they fell short.

Restoration work can present a wide variety of unforeseen challenges, and it appears that in the case of your project, it exposed some weaknesses in our project management chain of communication. We absolutely take these criticisms to heart and are actively learning from them and improving.
With that being said, we would like to make it clear that we approached your project as we do every project, with the intention of doing vital, excellent work, and making it a 100% success with the client. Every project is different and has its own set of uncommon circumstances. We feel that a good faith effort was made in your case to adapt to these variables and to complete the scope of work that we were contracted to do. Also, we closely follow EPA regulations for lead safety thoroughly on each and every jobsite. Our lead safe practices adhere strictly to their guidelines.
Of course, we would be willing to extend you a discount on any future window projects that may come along; and we once again express regret for not having foreseen the issues that arose, or being able to resolve them satisfactorily for you. It is an anomaly for us and we intend to use the constructive elements of this experience to improve upon.

East Portland Sash has done a wonderful job of updating our widows with historically accurate sashes. They are both professional and courteous when they work in our home. We're looking forward to using them over the coming years as we continue to update windows throughout our house.

I recently had East Portland Sash & Carpentry refurbish 3 wood frame windows at my 1930 home. Not only was their work superior, they were polite, they protected the items surrounding the work area and cleaned up thoroughly. I will definitely have them work on additional windows in the future and would highly recommend their work.

I found E. Portland S & C on a random Internet search and I'm glad I did. Geoffrey is courteous and professional and does excellent work. He breathed new life into a partly rotted out 70-year-old window. Thank you!

Very focused on solving the problem, regardless. Worked a unique solution for our custom wood windows whose double-pane seals had dissolved after a mere 20 years. (Sheesh!) Took a while -- work done in phases -- but very worth it. All of them personable and professional. I thought cost was very reasonable, too, given the number of lites and labor involved.

I hired EPS&C to replace 5 windows in my 1908 house with custom wooden double hungs. I had a somewhat mixed experience, but overall am happy with the end result. The windows are beautiful and are a big improvement towards reducing the draft and noise. The owner, Stephen, came out and gave me a quote, was patient, and answered all my questions. He even invited me out to the workshop to see some windows before I'd made my final decision. There was no pressure, and I trusted him. Unfortunately, as things progressed his communication suffered. To summarize, the next 2-3 months were frustrating. Stephen's bids were unclear and required repeated explanation, and I had to proactively research and ask about different glass types and insulation among other things. The wait time for work to begin was a bit longer than estimated, but once it was underway things went smoothly. Geoffrey, who I believe is also part-owner and was the job foreman of sorts, and Anthoney, were extremely easy to work with. Their efforts and attention to detail made up for the frustration I experienced earlier. The crew was tidy and delivered solid work. They even fixed a lingering issue that I imagine most other outfits would have tried to explain away or downright refuse. All in all, good-to-great product but some administrative actions need to be improved. Recommended.

These guys are fantastic! I have a 1951 cape cod in Portland, and East Portland Sash & Co. made several custom wood storms for me that fit beautifully. Also, they custom made a new fir window for my bathroom, which matches the original windows to a T. I am a type-A person, and they were meticulous about making sure everything was perfect.
As a side note, prior to hiring East Portland, I also had some wood storms made by another local wood window repair company, and the quality of work between the two companies was night and day.

We're the lucky owners of a 1906 Craftsman bungalow with original, unpainted wood trim. The original windows were damaged and starting to rot. After shopping every option in conventional replacement windows, we had to reject them all--not because of cost, but because none looked like they belonged in our house. Either the proportions were off, or the hardware looked too new, or also because the tracks that show in the casing are metal and ruin the look of our all-wood interior. Enter Steven and East Portland Sash. For about the same money as high quality replacements, they were able to craft double-glazed reproductions that look and work exactly like the originals. However, it's so much quieter and warmer in the rooms where they did the new windows. Downstairs, where we have the original wavy glass, they "reworked" all the window parts. So while the glass is preserved, all the sliders and hardware work smoothly. It's such a pleasure to have the windows working as they should.
The only thing I would have done differently, if I were to do it over, would be to elect for the reproduction replacements downstairs. I didn't because I thought I wanted the wavy glass, however, the benefit of the warmth and quiet is pretty profound. We're going to squirrel away enough money to do those downstairs windows in a few years from now--they are that good.
Anyone with an old house that they love should consider going this route for windows. You've got to remember, that even though you own an old home, you're really just taking care of it for the next people.

I've done business with East Portland Sash & Carpentry twice now to have custom storm windows build for an older home. Working with them felt very professional and the communication was very smooth. The storm windows themselves are very well made, painted to match the existing exterior and trim, and have been working wonderfully. I plan to keep going to these folks for more business.
