When considering having a house built, we had heard so many horror stories that we almost didn't do it. But on our nightly dog walks in our North Denver neighborhood, we would always walk by a new build that we fell in love with. After months of house envy, we finally asked the residents who built the house and they gave us the information (and high praise) for TK Morrison.
To this point, we had looked into every avenue in our 1924 bungalow. Popping the top. Adding an addition in the back. Digging out/finishing the basement. Everything was expensive and, if you've ever done any work on an older house, we ran the risk of unforeseen extra expenses because something wasn't originally done correctly or modifications along the way were done in a sub-par manner. But surely it would still be much cheaper to modify what we have then scrape and start from scratch, right? Wrong. After reaching out and contacting Brian at TK Morrison, we realized that scraping and having a brand new house was not much more costly than undergoing a major renovation of our existing house.
From the get-go, we were impressed with TK Morrison. As Denver natives, we love that their designs reflect the styles of North Denver homes (Victorian, Denver Square, Craftsman) and not those awful ultra-modern "Lego-houses" that are going up all over Denver. They offer semi-custom homes, meaning that they have a standard layout that they use as a basis, but will work with you for any customizations - large or small. (We added a deck, a tub in the master suite, and re-arranged some of the layout of the kitchen counters and appliances, as well as flipping the upstairs floor plan to allow better light for our particular lot.) There were of course extra costs for this, as we expected since they needed to do extra work, but they were always very up front and there were no surprises.
Their staff was fantastic, from our first contact with Brian Morrison, to working through the finacing with Jen Morrison, to the rest of their staff who worked on our project, Ty, Brian, Dennis and our Project Manager Martin. All throughout the process they were patient (my wife and I can be... particular... at times) and they were always completely transparent in communicating the project status, and timelines as well as any risks or issues.
Completely to our surprise, the house was finished on time and on-budget, which is something I have never heard of in the construction industry. That's not to say there weren't unforeseen things that came up. We had some additional costs that were foundation related, but they were built into the contingency "just in case" item line that is included in the overall budget (and is returned to you if not used) so the overall cost was not more than originally forecasted.
We were able to use our own designer to help us choose colors, tiles, and other finishes, though TK Morrison did have an option for that if we had wanted. We've been in the house for 9 months now and we absolutely love it. The build comes with a 1-year warranty, and any issues we've had (which have been minimal... a leaky sprinkler line and a loose drier connection) have been resolved within 1 or 2 business days.
Overall we couldn't be happier with our new home and so glad we chose TK Morrison to build it!
