The house was abandoned for many years and we collectively decided to complete the roof first (permitted) as it was leaking in many locations with water pooling on the floors. During the roof replacement we started the design of the interior and began to compile the wish list for the renovation. Some of the additional issues that were addressed at this time were the infestation of bees, the rotted fascia, decking, rafters, studs, water soaked plaster ceilings and walls all included in roofing package. In retrospect, since we were cited by code enforcement for interior work without permit, perhaps we should have left this to continue to deteriorate and mold. These actions were taken in the interest of moving forward on the project and also to facilitate full discovery of site conditions and to improve those conditions. After completion of the roof and a portion of the interior demolition for unknown reasons you decided to put a three (3) month pause on the project.
Subsequently we had our plumber “camera” the underground plumbing we discovered it had total collapsed and that there were rats using the remaining piping for nesting and underground travel routes. We initiated the slab cutting for the repairs of the collapsed drain system.
Ultimately, by the time we addressed the costs for the needed full replacement of the underground plumbing, the full electrical system, the impact windows, the AC system and the design wish list the renovation costs exceeded the 50% threshold of the building value which triggers the FEMA regulations, for residences located in a flood plain, that require a raised base floor elevation. In an effort to work within the FEMA guidelines and restrictions we spent countless hours to redesign the interior at no additional cost and offered cost saving options i.e. leave the existing windows in place and omitting some of the wish list items. There were some additional renovations that could be completed while remaining in compliance with FEMA flood plain guidelines. The goal was to make the house habitable and wait until the 2 year FEMA “look back” period had expired. It was at this time that communication on your part was paused for a considerable (3-4 month) period. During this period you made the decision to sell rather than continue with the project.
We certainly feel bad as we know there were unexpected costs a) at the purchase closing due to outstanding liens b) your hiring of an architect to develop a full set of plans which you elected not to use which (prior to our involvement in the project) c) the aforementioned site conditions. From our perspective the worst part is we have an unhappy customer.
We feel that had you stayed the course with us, at the time of this posted review you could have been writing a very different review from the home you purchased albeit with some scopes held in abeyance until the FEMA look back period had expired. In retrospect based on the condition of the existing structure we should have recommended a complete teardown and a fresh start although you were emphatic that you wanted to maintain the look, feel and character of the original residence. We are truly sorry that we were not able to provide you with desired intent.
