We are an architectural & interior design consultancy. We're a little bit mad...but isn't there a fine line between sanity and genius?!! Barnes Design are a group of likeminded architectural and interior designers spear headed by Toby Young and Kelly Robinson. Here at Barnes Design we like to keep things simple. We believe everyone should have accessibility to brilliantly thoughtful, individually costed and individually thought through design solutions for their home by a friendly and approachable design team who listen to your requirements. This is is why we specialise in residential architectural design and interior design and have done so for more than 17 years. Our project scope ranges from rear and side extensions, to whole house reconfigurations, new builds and space planning, basements and loft conversions. All projects and clients are individual and we take great pride in looking at each individual project with fresh eyes to maximise the potential natural light, functionality and value in a project. Our process covers all services you could ever need in relation to your project and can be individually chosen for your type of project. Our services cover surveys, conceptual design, interior design and procurement, feasibility studies, 3D renderings, planning permission, building control submission, detailed design, construction detailing, supervised tender processes, specification and schedules of works, contract administration and party wall services. It’s our job to help bring your vision to life, whether it’s a simple extension, whole house refurbishment or new build opportunity, we can use our years of experience to guide you every step of the way. As a team of both architects and designers, we have a unique approach to building and believe that there is no ‘one size fits all’ approach. That’s why each of our clients is given a personalised service right through from inception to completion; whether it’s a personal project, investment opportunity or a business venture, we can tailor our services to meet your expectations. Put simply, we love what we do and we use this to create amazing spaces fuelled by your own thoughts, ideas and how you live your life. We are onto our second build with Barnes Design and have liked them from the outset. Simple pricing structure, beautiful previous work, and very straightforward and responsive to work with. They were not daunted by any of our grand plans, and offered great ideas of their own, as well as advice on what each step would entail. They project managed our first build, and were great at catching all the little niggles that come with a build, helping us make decisions on things we had no opinion about, and keeping everything on track and on time. I was very sorry to leave our beautiful flat, but with a growing family we had to upsize and after much debate on what we wanted to do with our new place, we have come back round to the idea they first presented... because they really do know what they are talking about.

I can't speak highly enough of the professionalism, creative ideas and drive to help us with our project, that was displayed by Barnes Design. I only wish our little project (Small 2 bed Victorian House into 3 bed, no extension) was bigger to allow us to really utilise the ideas Barnes Design put forward as part of the planning process. Forever taking into account our wishes and ideas, Barnes were supportive on what we wanted to achieve whilst providing their own thoughts and opinions of how to utilise the space we have to their maximum potential. As an additional note, I employed Barnes Design to cover a party wall issue/award and once again, Barnes Design were superb.

Barnes Design have been a fantastic architectural firm to work with. Toby, the head designer, is attentive, responsive and really cares about your project! I have undertaken projects with other architects in the past and what sets Barnes apart is that you get a truly bespoke service, they work to your needs and your timeline and you always feel that you are being listened to. They enabled us to get approval for a very ambitious extension by being very thorough and having an excellent knowledge of the conservation area rules. I would highly recommend this firm and shall definitely use them again in the future

This was my second project with Toby and he did a great job both times. The planning process was very smooth as Toby advised to make two applications for a loft extension/additional bathroom to ensure it went through. The builders he recommended were great, though I independently took up references before making a choice. Although I trusted the builders, I used Toby to sign off the work and interim payments, so I knew the work was being done correctly.

My project involved Barnes Design helpIng me finish off an extension when I had been let down by a previous contractor, supporting me with the design, project management of a total kitchen redesign, and extensive refurbishment to other parts of my Tooting home. Due to personal circumstances I was away for large chunks of time but had excellent regular communications at each stage of the project & was confident that they were regularly overseeing the project & understood what I wanted. From helping me find a good team of builders to advising on building & planning regulations to seeing the project through to completion I am very happy with their service.
