AVOID!!! Poor quality of construction and zero accountability. We purchased our home several years ago now and it has been an absolute nightmare dealing with this company. They are quick to take your money, but never seem to ensure the job is done properly. We paid them nearly $7,000.00 to build us a brick wall around our backyard. We approved the plans and construction began. First the footers were poured in the wrong location, actually some were not even on our property. When we followed up with Crabbe Homes about this, nothing was done, we were essentially told we were wrong. When construction was complete, the wall was clearly in the wrong spot, and did not match the approved plans. Also during construction, their contractors busted a water pipe and flooded our kitchen, pantry, and bedroom. We now have a poor drywall repair and mismatched paint because of their recklessness, everyone knows you don't leave a hose connected to a water spout in the middle of winter, they must have missed that lesson, we even had covers on the faucets outside so they wouldn't use them.
At this point so many red lights were going off. It took about 4 months after the wall was up for the gate to be installed (properly) on the wall so we could enter and exit our yard. First time it went up it fell off in a bout a week. It appeared that drywall screws were used to anchor our gate into brick. Once everything was done, a total of about 6 months, we still had the issue of it being built in the wrong spot. Rather then complete the job that we paid for, Crabbe Homes decided it was cheaper to just extend our property on each side of the wall so the wall was contained entirely within our property. In Village Terrace, all fences (and walls) are required to be 3' off of the property line. The plans we approved, and paid for, showed the wall being 5' off of the property line.
This was a fine solution, until Crabbe built two homes on each side of us, and told them they could disregard the community rules, and connect to our wall, on our property, for free. When confronted, John Crabbe, said he had no choice, because his company took our money, and built our wall in the wrong spot, he was now telling us we had to allow his two new houses to utilize an amenity we paid for. We enjoy our privacy and yard. We paid to have a private yard built and landscaped for our enjoyment. Get everything in writing. John Crabbe and his employees will lie to you all day long, and will call you and threaten to remove the wall you paid for, and not allow it to be built again. Yes, rather then tell his new houses his company screwed up on the location of where our wall was built, he told us he would rip it out and build it correctly, but will not allow brick again. John Crabbe showed up on Memorial Day to threaten us that if we make an issue out of this, that he will destroy our yard and property and not allow it to built like that again. He also blamed me for not getting a copy of the revised plat, and verifying that the wall was on our property, because I was deployed overseas at the time. It's important to note, John Crabbe also controls our HOA, so he just does whatever he wants to sell a house.
The list goes on, because we are standing by the community rules, and insisting that there is a gap between fences, just like every other house in this community, John Crabbe is now refusing to repair our sprinkler system that Crabbe Homes destroyed when they trespassed on our property, ruined our grass, and destroyed the sprinkler system that we had installed to keep our landscaping alive. Where is the accountability? Where is the professionalism? He said he would repair it, guess that was just another #CRABBELIE.
In Conclusion, this company offers some nice layouts, and some nice homes. But the deeper you dig, the more you wish you had never purchased from them. Besides all of the other issues we have had, we now have to pay $5,000 to have new carpet installed after it started shredding and falling apart from how cheap it was. We are also having to spend another $4,000 to have the whole house repainted because they used expired, flat paint on all of the walls that is flaking off and is impossible to match. Save yourself the headache and avoid.
