We have owned a building site in the "lowcountry" of South Carolina in a gated community for a number of years with plans of building our retirement home. We spent approximately a year interviewing a number of highly recommended custom builders. During this time we toured their homes; some under various stages of construction as well as some completed. We also spoke with a number of their former clients to determine the degree of satisfaction.
Although each builder we met specialized in custom homes and enjoyed an excellent reputation we observed a varying degree of attention to detail, especially in the fit and finish of the interior. Since this was our retirement home we wanted to have a builder who prided themselves on attention to detail. This we found to be a major focus of Coastal Signature Homes.
The CHS team constructed our home ahead of schedule and although we added a number of additional items to the original contract also very close to the original budget. My wife's comment once the house was completed was "it exceeded her expectations".
The associates at Coastal Signature Homes were both professional and personable and kept us advised of their progress at each phase of the construction process. They alerted us in advance when various decisions regarding colors, fixtures, flooring selections, etc. would be needed. The entire building process was an enjoyable experience due in great part to CSH's expertise. Their team effort turned a house into our home.

The best thing I could tell a prospective CSH client is - I would definitely build another house with this team. This project was the first time we built a home for ourselves and the team at CSH helped us through the process with great professionalism and skill. Our home was delivered on time and on budget. CSH kept us informed on our homes progress weekly and at times daily with emails and photos. They guided us through the process of selecting the materials, finishes and products for our home with professionalism, patience and the understanding of what really adds value to daily life once you move into a home. The quality of the finished product is remarkable. We love our home.

Our search for a home builder began shortly after we purchased our lot in Hampton Lake in 2016. We learned of Coastal Signature Homes through their model home at the time. We found ourselves returning to their model time after time. We were impressed with their attention to details, unique finishings and floorplans and creative use of spaces. More importantly we were impressed that they were at their model, available to answer questions. Typically It was Steve Tilton! As we spent more time with him his passion for this industry was evident.
We have been in our beautiful low-country home almost a year now and we are proud to be a member of the Coastal Signature Homes family. The core group that comprises this company is unique in their on-going commitment to their clients and their community. “Ask what your builder can do for you” (Steve’s motto) rings true both professionally and personally with his entire staff and his sub-contractors.
We highly recommend Steve Tilton and Coastal Signature Homes as a builder of choice.

Four years ago we built our “low country” home and are pleased with the communication and friendship we have with CSH since.With Steve’s outstanding design, vision and Leah’s team in coordinating, our timeline worked out well. All were very attentive to any follow-up issues.

We have been in our home for over a year now, and we truly believe that Coastal Signature Home met all of our expectations. CSH got to know us personally and our friendship to design our custom home. From our outdoor living area, to our wine cellar, everything about our home is a reflection of us. CSH was easy to work with, guided us through the building process and stands behind their work. Simply stating they would be my first choice for building another home. Not only do they build a quality home, if there is a problem they take care of it. Even after you close, if there is a problem they will come back and fix it. Their staff and customer service are fantastic. Everyone knows building a home can be nerve racking. Coastal Signature made the building of our home enjoyable. Their attention to detail is unbelievable. If something doesn't meet their standards, they redo it. When you build with Coastal Signature you become part of their family, usually once or twice a year they have get togethers for all the people they have built for. We have even start our own group from Coastal Signature that gets together once a month, that Steve Tilton the owner regularly attends. Building with Coastal Signature will be the start of a long friendship with them and others they have built for. In short a quality builder, who cares what you think and wants to make sure the home they build for you is what you want and that you are happy. You can't ask for more than that.

Signed and paid for a design agreement in January. I already had a set of plans that had already been approved by the ARB. They just needed a few minor changes. It took 6 MONTHS to receive any kind of price, and there were not any details with the quote. I had not even received a corrected floor plan or elevations of the home! I decided then not to have him build my home. Extremely poor attention and service, compounded by an unfair and unjust partial refund of design fee. I have absolutely nothing to show for the money spent. A lot of promises but no deliverable.
Completely ignored numerous requests for communication.

We purchased a lot in Hampton Lakes, Buffton, SC. We interviewed several builders. Steve and his staff made us feel right at home. The quality and workmanship were no comparison. They made the entire building process easy and were so helpful with decision making. We couldn't have been happier with the finished product!!!!!

How do you build your dream retirement home, i.e. "Downsize" for our needs, yet include everything you want? Steve skillfully took one of his model homes and modified it to be our home in more ways than one. Unique ideas, quality work, and continuous updates and communication gave us a home which actually exceeded our initial "dream" home image. Attention to detail is evident in every room, including moldings and solid doors. What we most appreciated with Steve is his ability to create uniqueness within our budget. We have a quality beautiful home which is highly functional, within budget, and sized just right!

After searching for some time we found a lot in Hampton Lake that we loved. That was the easy part. Then came the tough part, finding a builder to construct the home. We interviewed several companies but none compared to Signature Coastal and Steve Tilton and his team. They were all terrific throughout the eleven month process, responsive to our requests, constructive with ideas and we could not be happier with the finished product which has brought our original vision to life. We would definitely build with Signature Coastal again.

The Design Agreement contract Mr Vozzo signed, which states our policies on refunds, as well as the supporting documentation for our billing and the refund amount he received, are available for review and were sent to Houzz in an attempt to remove the baseless complaint from this site. Unfortunately, Houzz will not remove the complaint unless we file suit against Mr. Vozzo, and receive a judgement in our favor. We are not a litigious firm.
The Vozzo plans were not complete when he came to us as a client, and had to be redrawn by an architect we retained on his behalf. I have in my possession a document from his original architect who refused to do any further work for Mr. Vozzo. This architect released conceptual plans for us to develop and complete with another architect.
Mr. Vozzo received numerous iterations of the plans from our architect, and we were working toward ARB submission. Mr. Vozzo’s project was not ARB approved and I can supply a letter from the ARB stating that Mr. Vozzo still needed to complete the normal submission process and also pay the required submission fees which, to my knowledge, Mr. Vozzo did not do.
Still we progressed toward plans ready for final ARB submission which were sent, along with construction pricing, to Mr. Vozzo on August 11th 2017.
During our pre-permitting process, the Town of Hilton Head reviewed the plans and determined fire-stopping construction materials were required to meet 2012 Residential Building Code standards due to the “zero” lot-line of Mr. Vozzo’s property. These required additional materials pushed the project outside of Mr. Vozzo’s desired scope. He decided not to build and, unfortunately, was under the false assumption he would get a full refund for the work my firm completed for him up until that point.
Per our professional services contract, we refunded the amount of his fee not used toward plans development, our professional hours selecting finishes, meeting with the Town code officials, preparing pricing, etc. We stand behind the agreement Mr. Vozzo signed, in which all services and refund terms were clearly stated, delivered, and adhered to by Coastal Signature Homes.
