Gina Moffitt created a gorgeous design for our ADU for our parents. There was not a lot of space, but she created an exceptionally efficient layout. She listened so carefully to what we wanted and what we thought would be good for our parents, and created a brilliant, open living/ kitchen area that had vaulted ceiling and has so much natural light streaming into the house. She is masterful at making a small area (footprint-wise) feel very spacious and yet very comfortable and like a real home. She had wonderful suggestions for every aspect of the house from the tiles to the paint colors to the faucets to making it accessible and very functional for our elderly parents. She pays amazing attention to detail, and worked so wonderfully with our contractor as well as with the city to make things go as smoothly as we think a huge project like this could have gone. She helped us choose colors for the kitchen and living area that we get compliments on from every person who has entered the home. Gina and her team (Leticia and Carlos) are an amazingly talented team and wonderfully kind people to work with!

1950s California ranch, down to the studs remodel by Kiyohara Moffit. Construction time was 1 year. They did an amazing job. From design, to selection of materials, and supervision of construction, Gina was with us every step of the way. During construction, Gina worked closely with the builder and engineer to ensure any issues that arose were promptly dealt with. Your project can only be as good as the design, so having a good architect is critical. I could go on and on about how amazing the team at Kiyohara Moffit was during our project, but the bottom line is, you will not regret your decision to work with them.

Gina is amazing! I needed a kitchen remodel and expansion and wanted to open up my house a bit, but I live in a 1926 house in a historical zone and wanted to keep true to the period. It ended up as a whole downstairs remodel plus building a deck, and I couldn’t be happier. My daughter calls it our new house. Gina is really smart, detailed, knows how to work with historical commissions, and always gave me great choices and recommendations from beginning to end. It’s unbelievably beautiful plus it fits our lifestyle. I still can’t believe it’s my house!

In 2002, we engaged Kiyohara Moffitt to design our home and eventually decided to go with their builder, as well, after interviewing two other builders. I am writing this follow-up review to the one I wrote back in 2004 to say that even though it is now 2020, the design, the artisans they brought in, and the attention to detail has, 17 years later, left us with a still contemporary looking and structural home. I am talking about a home having no cracks in any of the walls or ceilings, a home that continues to get compliments from friends that come over, and a story about a relationship with a company that delivered on every promise they made. We loved the experience so much, back in 2003, that we hosted a dinner for the Kiyohara Moffitt team at our home as a thank you to them. Several years ago we made the decision to tear down and rebuild our house. A very daunting undertaking. Fortunately for us, we engaged Gina as architect. She immediately 'got' our taste and what we wanted and quickly designed our dream house. She and her team are highly professional and very experienced. We’ve been working with this architect firm since 2007 when we rebuilt our home. It was a challenging project, as it required designing a 2-story home from an existing single story structure within the confines of the Historic Preservation Ordinance, which placed restrictions on the size, front facade treatments/articulations, and building materials. Our architect, Gina Moffitt, pulled off the project beautifully and without headache: she handled the Historic Preservation Design Reviews, building permits, a contractor bid process, coordinated with the contractor during construction, and guided us through the plumbing, appliances, hardware selections, etc. The end result was a beautiful new house that was built in the 1920s historical context of our existing neighborhood. The design, building materials, and finishes are the highest quality and complement each other. We had such a great experience with Gina and her firm that we've since hired her for multiple remodeling projects, including a major remodel that is currently under construction. We place great trust in her instincts and taste. Each project presented its own challenges during the design and construction processes, some of which were unexpected. But Gina has always come up with creative ideas to address them and make the projects work. She is responsive and prompt in addressing her clients' concerns and questions. She has the highest professional ethics, excellent space planning, design sense, and attention to detail... I couldn't ask for more!

We loved working with Gina and the team from Kiyohara Moffit on our remodel and new guesthouse. We hired Gina to build a guest house in our backyard in place of the converted garage and to redo our kitchen and bath in the main house. From the beginning of our process, Gina stood out. When we first interviewed her, we were contemplating building a second-level onto our Spanish bungalow. I had misgivings about that, as I like to preserve the history of these Spanish-style houses. Gina looked at our space and convinced us that we did not need a full second level. She instead suggested we tear down the garage and build a two-floor guest house in its place. This likely saved us money, too. Rather than try to replicate the Spanish style in the guesthouse, which might have overpowered the main house, we went with a sleek modern aesthetic, which still picks up upon the colors of the main house. We are so pleased with the results. We had almost no experience with remodeling before working with Gina and her team. She was extremely detail oriented and extremely patient as she walked us through the many, many steps of the design and building process. She took the time to get to know our taste. And when I felt overwhelmed by the choices of colors, lamp designs, etc., she would come up with a selection of choices from which I could choose. We felt confident enough in the process that we left the country for 6 months while the work on the main house was being completed. Gina checked in on the construction team every week to keep tabs on the progress. I have already recommended Gina and her team to two other friends looking to remodel their houses. I highly recommend her.

Kudos to Gina and her team at Kiyohara Moffitt. I retained the firm to design a major remodel with a second story addition and permitted pool house in Hancock Park, Los Angeles, CA. Her design was detailed and well thought out. She and her team acted with professionalism throughout the process and were ready to help at every step of the way. Her team was extremely knowledgeable on the historic zone building rules and regulations and quickly processed our project through the city to secure a building permit. Leticia, our project manager, expeditiously navigated through the various City of Los Angeles departments to secure the necessary approvals which is no easy feat. Moveover, the fees and billings for our project were fair and on budget.

I hired Kiyohara Moffit for an extensive house remodel, including a kitchen addition, deck reconfiguration, and retaining wall replacement -- all on a complicated hillside lot. Gina, Leticia and Carlos were all terrific and responsive. They have amazing taste and came up with a great design. Their extensive experience was extraordinarily helpful in obtaining permits and selecting materials, vendors, etc. I'm very happy with the final result, and I give Kiyohara Moffitt my highest praise!

I hired Kiyohara Moffitt to create a new kitchen and add a downstairs master bedroom a couple of years ago and the project should finally be complete in December 2017. Gina did an excellent design but she also did way more than that. She got estimates, was cost-conscious, found me an engineer and a surveyor, recommended contractors and ultimately worked with a contractor I chose myself. She recommended people to supply me with appliances and the various plumbing parts and shopped with me for stone countertops. Gina also has continually weighed in as construction was progressing. What's more, she has also helped me with the decorating aspects: what color, which furniture, which hardware, which lighting and held my hand to make it all happen. Gina has been very responsive, emailing answers at all times of day and night and always been willing to meet in person. For anyone looking for a down-to-earth architect with a good sense of design and terrific organizational skills, I definitely recommend Gina Moffitt.

Kiyohara Moffitt met our design goals to a T. Working with someone who actually listened to us, loved our house, and was able to help us prioritize our goals was irreplaceable. Her entire team was thoughtful, careful and responsive. Every business, contractor or craftsperson she recommended gave the same care and attention to their work as she does. Choosing an architect was a huge step in our process and I'm so grateful we chose Gina. We get compliments on our renovation every time someone sees the house, while at the same time they remark on how everything works together seamlessly, as if the renovations had always been there. Gina guided us through the entire process from figuring out the best way to improve our home to the smallest details of paint colors and hardware. She quickly understood our taste and made suggestions that were perfect for the house. She was extremely patient with us when we were indecisive, and when, ultimately, we had to change something at the last minute (the tile we selected was unavailable), she found us a suitable substitute that has worked well. There weren't many such problems but when they arose, she was responsive and very helpful. It's been 5 years since our remodel, and we still love our "new" house.

Gina Moffitt had designed two remodels of our previous home in Porter Ranch in 1986 and 1991 with which we were very pleased. So when we decided to tear down a house in San Clemente and build a new two story home on the site we turned to her. We told her our desires In terms of rooms and something of a Spanish look and she delivered a design and floor plan which we immediately loved. She guided us through the process and through construction. We always trusted her judgment and that she was looking out for our interests. We love the finished product and we credit Gina for getting us through to our dream home.

We are disappointed. Why? Because the project will be ending and we won't be working with Gina Moffitt and her team any longer. The firm is unparalleled in responsiveness, ingenuity and knowledge. Gina listened to everything we said and gave us everything we wanted. More, actually. We didn't even have to think about details. We would come up with some crazy suggestions and she would always - patiently - tell us she could do it, but would then offer "wouldn't this be better?" and she would always be correct. Her experience also meant questions like "how do you _____?" were always answered with "this is what you can do." When friends ask how we are handling the stress of this major (one+ year) remodel, we always say "What stress? Only excitement." Simply put, our house is a showplace and it is all because of Gina and Kiyohara Moffitt.

So grateful to have worked with Gina and the entire staff at Kiyohara Moffitt! I hired them for a complete remodel of a 1920s "storybook" home. As a first time home owner, I was both overwhelmed and anxious. Gina held my hand throughout the entire process without ever getting pushy or imposing. Her taste is impeccable -- anytime I needed an opinion, she was the person I turned to without fail. When I needed ideas, either big or small, she was prepared to send me as many until I was happy -- be it a dining room chandelier, kitchen cabinet knobs, or a decorative air vent covering. These were things I had never even considered. What do I want the house to look like? For sure, I have some idea.... How do I want my kitchen knob to look? Had never even considered it. Every vendor raved about her attention to detail and well-crafted plans. All elements of the home were carefully thought out and well articulated. There are simply not enough stars to give Kiyohara Moffitt!

Gina worked on every aspect of our house, which is a historic monument. Our 1900 sq. ft house was severely fire damaged. Through photos and measurements, she forensically recreated the house, redesigned the kitchen, and did a 500 sq foot addition. She drew plans, worked with my insurance company, and got the project permitted. It was a very complicated project and she worked tirelessly at it. We have not started construction yet.

There aren't enough stars to rate or thank Gina Moffitt and her staff. We tore down our house and hired Gina to design a new house. She spent time with us understanding what we wanted, spent time at our site, recommended things we never thought of (both practical and creative), and ultimately designed the perfect house for us. She and her staff navigated the permit and approval process like pros, and helped us with all paperwork we had to complete through the city and its numerous departments. She stayed involved throughout construction, working closely with our contractor. She has relationships with numerous vendors which was extremely helpful, and she also helped us choose and find nearly all fixtures and appliances. She even helped us navigate a big problem with the gas company when we learned we needed a new gas meter. We moved in two months ago and the house is better than we expected. Gina was there for us every step of the way, was always available and responsive, and I know we wouldn't have been able to do this rebuild without her. Thank you Gina.

It would be hard to overpraise Gina Moffitt both in therms of her artistic or practical capabilities. My wife and I gave her an enormously difficult project--to restore and expand a ruined Spanish revival house for the 1920s that had not been inhabited for 15 years. The house had zoning problems, a complicated site, and endless structural damage. The solutions to each challenge required both creativity and practical revision. Gina was able to revise and rethink every level of design and execution without ever losing the sense of the total design or attention to details. She was able to create an authentic period house with all the contemporary comforts that is quietly beautiful in every detail. If you are lucky enough to find her available, hire her.

We hired Gina Moffitt for our kitchen remodeling. She impressed us right from the start with her deep understanding of our project. Unlike others we consulted, she always listened to our ideas and expectations; she came up with amazing ideas and suggestions and yet stayed completely within our budget. She presented us with samples and pictures we couldn’t even find on “houzz”. Gina suggested 3 contractors and the one we ended up choosing (Mohr Construction, Inc.) was incredible. She always led a hand in designing the details of the construction in a very efficient and constructive manner. Construction was a true team work. She and her team presented us with plans that were meticulous and detailed and yet fitted our budget. She had excellent resources where to selected the appliances, fixtures, tiles, stones, etc. that we really were looking for. Above all, she was extremely pleasant to deal with and a true jewel. We will enthusiastically recommend her to anyone - without any hesitations!

Gina Moffitt and her assistants did an excellent job of providing detailed plans for my house remodel for a small master bathroom, inside laundry addition and a kitchen remodel. She also provided contractors to select from and coordinated the bids. She listened to my requests and always considered the cost as I was on a limited budget for the extent of remodel I wanted on my house. She has tons of suggestions from the paint colors to the door hardware to the light fixtures. It was good to bounce off ideas with her and get practical but elegant results. I ended up going with her recommendations and am very pleased with taking her advice. Her fees are very reasonable. It was worth the cost as the builder had excellent plans to work from. I highly recommend her and hope to use her again for any future remodel.

I hired Gina Moffitt as my architect for my home remodel. Gina has extensive experince with home remodels and it shows. The attention to detail was superior and she and her team transformed and updated my tired but charming 1944 - "Leave it to Beaver" colonial to a fabulous new home. The style of the house remained, but it was completely and flawlessly updated in a way that makes it seem the house was originally designed this way. Every nook and cranny was used to optimize storage and closet space. She had great recommendations for contractors, supplies, materials, etc. Kiyohara Moffitt did an outstanding job!

Kiyohara Moffitt prepared two sets of plans for a remodel of my home. One set was premised on not adding a second floor, but simply remodeling the main floor to upgrade the kitchen and dining areas and re-configure the master bedroom and bathroom. The second set included remodeling the kitchen and dining rooms, plus adding a second floor containing a new master bedroom, bathroom and closet/dressing area, an entertainment/CD library room, and an outdoor balcony off the second floor bedroom. I had contractors bid both sets of plans, and then decided to remodel by adding the second story space and remodeling the existing kitchen and dining rooms. Gina Moffitt was the primary architect for both sets of plans. She also provided design advice and served as my project manager during the nine-month construction project. Gina was always responsive and helpful. I was extremely pleased with her work and with that of her colleagues, and am still very happy with the finished product!

We could not have been happier with Gina Moffitt. She is detailed, careful, thoughtful, a great communicator and really good at capturing the client's vision. She was willing to go from high end (master bath) to low end (tiny kids bath) and everything in between. She helped us with finishes, furniture, paint colors and coverings - while doing complete plans for a multi-room 9 month remodel of a 1950s ranch. She spoke up when we she thought we were making a mistake, yet really helped us express our own vision for our home. We were just thrilled with the end results, and would use Gina again in a minute.

Twenty-one years ago we asked Gina to convert our 1927 attic into a family room, add a full bathroom, extend the hallway and add a dormer in such a manner that a visitor would be hard pressed to realize these changes were not part of the original house. She honored the design of the past including the addition of a matching casement window, matching the wood trim inside, introducing much needed closet space, book shelves, and a pocket door. She helped us select bathroom tile, carpet, light fixures, plumbing fixtures and worked seamlessly with the contractor. Everything stayed within budget. We couldn't have been happier with the outcome and our friends have raved about how well everything came together. Two years ago we called Gina back to completely re-do our worn out kitchen and laundry room right down to the studs. She again steered us toward reliable kitchen appliance dealers, plumbing fixture shops, helped select matching oak flooring, brought in the same painter as in the earlier project, suggested lighting design and cabinet design. She kept on top of the project as it moved from demolition to construction and to the final walk through. The budget remained intact, the quality of workmanship remained high, we had no building permit problems, and the overall utility and appearance of the project has been terrific. We have only good things to say about Gina's design skills. She listened to what we wanted, gave us feedback that was helpful, and worked with us in a most gracious manner.

Kiyohara Moffitt project performance was exceptional. Gina Moffitt and company provided detailed options, budgeted pricing, and professional opinion in addition to their precise prints and plans. They designed and supervised the building of my home in Silverlake. Tough site (uphill), brilliant design based on my preferences, brought Master trades, and brought it on time, under budget because of their Uncompromising "ownership" of the project and unfailing supervision Day to day, It was the most wonderful experience of a process that everyone warned me Would be a nightmare. This is the second house we have done with Kiyohara Moffitt. Highly recommend! Our house desperately needed to be reconfigured and updated. Gina took our ideas and made them even better, giving our house the revamp it needed, while maintaining the integrity of its 1925 charm.

We were really pleased with the job done. It was primarily a new detached 1,000 s.f. garage structure that included room for three cars, three separate storage rooms (including one that was rough plumbed for a bathroom). The design was great - keeping with the house and came in under budget. Gina Moffitt worked with us to find the right contractor, and also coordinated her work with our landscape architect. The result truly exceeded our expectation. The quality of the detailing and the finished product turned out to be even better than we could have imagined.

Gina Moffitt has been one of the most talented and professional architects I have worked with in the past 15 years. I have been renovating vintage homes in Pasadena for 20 years and I could not do my work without having Gina on my team. She is extremely creative and a true professional to work with. We hired Kiyohara Moffitt to design our custom home in 2002 which was completed in 2003. We also went with their recommendation for using their builder and subs. It was the BEST experience we could have hoped for in design, follow thru, attention to detail and just plain great work ethics. When their builder had an issue about a detail on the plan which might not have been working in practical application, they would be right there exchanging faxes with our builder to remedy the situation. Not only was the home built to perfection but Gina was incredible at picking out both the interior and exterior paint colors and combinations. She also helped my wife pick out most of the interior furnishings and they also designed our living room hutch and entertainment center. We were so happy with the entire experience that we invited them, their builder and foreman with their wives over to our new home for a dinner that my wife and I cooked for all of them as a thank you. Their strengths are not only in their sense of design but their ability to listen and execute. I would recommend them to anyone who wants a quality home or renovation.

I am at the end of a two year full scale remodel with Gina Moffitt and Kiyohara & Moffitt and highly recommend her. Not only is she is a fantastic problem solver and designer but also a skillful communicator - with clients, contractors/vendors and the city. Our project was very complicated hillside property in Los Angeles and she has guided us through all of our decisions both big and small and helped us create a beautiful home.

I have worked with Gina on two remodeling projects. One was quite major and involved gutting the back half of my home and redoing the kitchen, dining room and family room. I loved it, and so did all of my friends. Two of them actually hired Gina to do something similar in their homes. Gina is not only creative and full of fantastic ideas, but she is also caring and follows through on all of the details. Two years later, she remodeled my daughter's room and added on a dressing room and a larger bathroom. Once again, it was fabulous! She has my 150% endorsement!

Gina Moffitt designed a perfect kitchen and and laundry room for us last year. She listened to our thoughts and wishes, she provided great advice, and she produced plans for a remodel that required very little question from the contractor. Our contractor said that she is one of his favorite architect to work with because her plans are so detailed. Every appliance store where I shopped had praise for her efficiency and her professionalism. She is very well respected. We plan to use her for future house projects.

They are thoroughly professional and do EXQUISITE detailed work, whether it is space planning, restoration, renovation, furniture design, interiors, etc. Also, great human beings to work with. I recommend them to anyone in the market for a phenomenal design team for any architectural services.

Our project is still in progress, but Gina has been wonderful to work with. She's come up with ideas that we'd never considered that we love.
