Should have read the reviews earlier, I signed the contract with them last year and since then has nothing but trouble, they reduced prices of townhomes just a couple of days after i bought and only when i threatened to cancel, they gave a 50% diff, i still lost 50% money and then they delayed the home by a month without paying any compensation and again I lost a little more than 5k since i had to move all my stuff to storage and take an airbnb; now finally I have a move date and due to some circumstances at work i asked to move closing from Friday to Monday and they need $2100 just for moving for 2 days; the employees are only nice only till you sign the contract, once they get you, all politeness ends and they just keep sucking for more money and making the life difficult. STAY AWAY AT ALL COSTS.

I purchased a 9 month old resale home of this builder (MI) I contacted their representative to make sure warranty was transferable. Their representative (Brad) told me it absolutely was. Now that I’m living in the home and trying to address some repairs, MI is claiming that Brad misinformed me and it was a “misunderstanding”. Definitely not a quality reputable builder. I do NOT recommend them for a home purchase.
Update: when I reached out to the BBB, MI responded. They have been trying to remedy some of the issues but most can’t be repaired. They would need to completely rip out the tile in the bathtub surround to remove the half inch grout line at the bottom and of course, they won’t. The original buyer never used the extra restroom so this went undetected. I had already purchased a replacement kitchen pendant when electrical finally reached out. These are just some of the examples. Location is Cincinnati area bc I know that matters too!

I would strongly advise to find any other home builder to build you a house. MI homes are full of empty promises.l from the project managers to the Vp of the Cincinnati branch. I have lived in my home for over a year and a half and still waiting for them to fix issues with multiple follow ups from me and none from them. They will tell you they will fix it and avoid you at all cost, even if you call them and email them daily. Be careful please

M/I homes is one of the worst companies to build with. I would not ever recommend this company to anyone. The house I bought after a year of waiting they rushed the last month to put things together because M/I homes wanted to me close on the house asap (they no longer wanted the responsibilities) needless to say stuff have fallen apart. water leak under the sink cause pipes werent secured properly. Garage door fell off (which they refuse to fix). Cement cracked in a matter of a month. I can go on and on

We closed on an MI Home in the Columbus, Ohio area 2 months ago and still don’t have final grading or a lawn. Grading was an issue throughout and there was water in the basement when we did our pre close walkthrough. We were told it was because the basement had been cleaned and that there wouldn’t be water when we closed the following week. Unfortunately that wasn’t the case. There was even more water in the basement when we moved in that following week. Also house was filthy at move in and it took 3 hours of cleaning and mopping floors before we could move our stuff in. This is our 8th home and 4th new build. Worst home buying experience of all.

I would recommend against purchasing a home with M/I. While everyone understands the supply issues that are going on right now, they are still very slow with their build process. Their communication is atrocious and non-existent, you have to research to find people to contact to complain to because nobody whose name you have been given will respond or help. Their workmanship is quite poor and the fit and finish is terrible. They will use your lot as a dumpster for whatever they feel like throwing on the ground and then will never pick it up. Once you close they will abandon you and never resolve any existing or ongoing issues. If you do buy, do not close unless everything is done or it will never get done. They keep having people quit because they can't get the work done and never provide any information as to who is going to finish your house. They sell the houses at a huge premium and the end product isn't worth half of what you paid. The entire community is fed up and unhappy with pretty much all aspects of the process but M/I doesn't care. I have not found a single neighbor that is happy with M/I.

We would strongly suggest that you do not purchase a home from MI. There are better builders for your money. The quality of their homes are poor, they do not stand by their work, hire unqualified , non-trained subcontractors and do not make the necessary repairs post close. Their employees lack honesty and integrity from the feet on the street to their upper management.

VERY disappointed in multiple issues. The most recent... our replacement tree from their landscaping company also died. And of course they are telling me it is a one time replacement. Neither the landscaping company or MI will do anything. MI is telling me that the city requires me to replace it, since it is a boulevard tree. Well, if they used a reputable landscape company to start with, it wouldn't be an issue. Now I have to pay to take out the 2nd dead one, and replace it. WOW! I don't even have words to describe how disappointed I am anymore.

Building a home with M/I Homes in Spring Hill, Florida (Talavera) has been a terrible experience for my husband and I. It has become apparent over the last several months that they are more worried about making money than providing quality workmanship or customer service. We have not closed on our home yet, and at this point I’m not sure if I want to. Back in September, we were told by our construction manager, Gavin, that our home interior would be painted grey. Our sales rep, Hope, never explained anything regarding interior paint and there is no mention of it in the contract, so this was a specific question we asked during our meeting. Now in December, when the house is near completion, we are told that our walls will not be painted and the construction manager denies ever telling us that they would be. M/I Homes’ idea of rectifying this situation is to make us pay $1,500 to repaint the house. The original quote was $2,000 but they knocked $500 off for our trouble. We waited a week to hear back from them on the issue. Then, after getting no response, we reached out to them and this was their offer. It is a complete slap in the face after the way we have been treated and lied to! There are already several problems with the house (cracks and cuts in walls, broken closet doors, damaged garage door, etc.) which makes me terrified of the issues we will have when/if we move in. I wish I had seen these reviews before we began building with this company. I hope someone

***Warning new and potentially new, M/I Homes customers!!!*** Please pay very close attention to the contractors that M/I Homes personally selects while building your home. We built a home with M/I back in 2004. M/I selected Atria Windows and they went out of business. We had a "great" 20-year window warranty that M/I refused to honor! We have repeatedly asked them to honor this warranty and they repeatedly refused! We have 28 windows and many of them have broken seals. This began happening in the windows about 5 years after we moved in! These broken seals have resulted in mold and condensation growing and settling in the majority of our windows. We are now having to pay for new windows all over again and M/I could care less! Please ask questions and find out what M/I would do if this happens to you and your family!

This is the third time I buy a house in the DFW area. This is the first time I buy a house with M/I Homes and the first time I have issues with warranty. They are just giving me the runaround and not taking care of the issues. I have submitted the warranty requests more than three times already and I am still waiting on some of the first issues to be fixed since I moved in August 2018.

I'm having a home built by M/I. It’s in the early stages of construction, so it’s hard to know the final outcome. However, all the M/I personnel are knowledgeable and very helpful. On that basis alone, I'm giving 4 stars.
