I have a leak in my roof since before I closed on the house. Jimmy Jacobs tried to fix it but was never successful. Due to the Texas drought and length of time between rainfalls, it would be a year sometimes before we would find out that the fix did not work. And then they just stopped trying to fix it. I have a new company fixing the leak; Found out insulation was missing, much of the wood has rotted out, no brace by the balcony door. I have had to replace both my french doors.
My driveway was washed out during the first rainstorm.
The electric wire from the well pump to the house was never buried and left on top of the yard.
The windows are not even with each other- they are next to each other.
The finishing was not done very well; wall paint is on the trim, and trim stain is on the walls. The trim is not sealed.
One of my new french doors does not fit properly due to the wall is not even - it angles outward by 2 inches from bottom to the top.

Stay away Jimmy built homes off 1460, Clover Valley/Pleasant Valley area. Today those homes have foundation issues he took short cuts. Everyone is very disappointed a home should last a life time, no mater how big or small. Georgetown has so many other builders to pick from. I do not recommend any Jimmy Jacobs homes or from his family. Keeping this real. Keep in mind your home will not last 20 years. To repair your foundation cost $5000 for a small home. And insurance does not cover. Again be careful with this builder Georgetown has more options. Look around first.

Do your research before deciding to build with Jimmy Jacobs. Their model homes look great and they will promise you the world. Once you sign a contract the honeymoon is over. I felt like I had to wait until my home warranty expired before writing this review of Jimmy Jacobs Custom Homes (JJCH). This review is my opinion based on my building experience with JJCH. I’ve written one review of a company in my life. However, I feel like it’s my responsibility to inform others.
The Building Process
After purchasing my lot, I completed contracts with JJCH. With contracts in place, service declined considerably. I felt like the sale had been made and there was no longer a reason to make sure I was happy… kind of like buying a used car and getting shoved out the door. It was hard to get answers and guidance on the impending build. The preconstruction meeting was amateur hour at best and lasted about 15-20 minutes.
Shortly after, I was assigned a new project manager. There was a 2 period where I had no idea who was in charge of my home. Miscommunication on JJCH’s part concerning the house placement on the lot delayed building by a couple of weeks. The draft did not reflect anything we agreed on as far as lot placement.
My sales person was almost always unreachable. A different project manager took over several weeks after this. At this point the foundation and framing were completed. I met with a new project manager on several occasions to discuss changes. Some of the changes were decided upon prior to him taking over but the paperwork was not to be found. We had to start over.
I was ignored on several times on changes that I wanted made. I had to beg for change orders and babysit the process. Some of the items would not be changed unless I repeatedly checked. I called everyone in the phone tree, which consisted of about 5 people, to ensure people were doing their jobs. While getting paperwork completed and phone calls returned was extremely difficult, payment requests were always on time. Funny how that works. I shortened this section considerably. In all, I had 4 different managers throughout construction.
Home completed, Nightmare continues
Just weeks after moving in, the master bedroom and master bath began flooding due to a waterline that was punctured during building. The carpet was soaked through in the bedroom and closets. Drywall had begun to soften. Some of my Marine Corps uniforms were destroyed. I called the emergency line, no answer. I called my project manager and was told to set up repair companies myself. After some choice words, JJCH agreed that they should be the ones coordinating the cleanup and repair process. 10 days later, house back to normal.
A few months later, in the dead of summer, my AC unit stopped working. Once again, I was unable to reach anyone through the emergency line. In fact, I couldn’t get in contact with anyone for several hours. After finally contacting someone with JJCH, they said they would try to take care of it on Monday (it was a Friday night). So, I had to call a 24hr service to come fix it that night. Should the customer have to do this? I paid for it out of my pocket and reimbursed several weeks later.
I could list many more home issues. Some are settling issues and some are serious construction flaws. Most of these problems I have taken care of out of my own pocket because I dreaded having to deal with JJCH anymore than I already had. After issues continued to pile up, and before my warranty expired, I decided to give JJCH another shot at fixing them. No success there. I finally decided to talk to Jimmy Jacobs himself. He told me that it isn’t his responsibility to maintain my home. I agree, maintenance shouldn’t be his concern. However, these were issue that had existed for over a year and had nothing to do with maintenance. He was very rude with me throughout the conversation. Let’s put it this way: It was definitely better that the conversation took place over the phone and not in person. I know that others have had the same problem with him and his company. I’ve taken care of the issues at my own expense of several thousands of dollars.
Like I said at the beginning; do your due diligence before settling on JJCH to build your home. My review is fair and factual. I have all correspondence between JJCH and I to prove a lack of action on their part. I’m sure there are individuals that have used JJCH and had no problems. I also know there are several people who have had the same problems as I. The home they built for me is nice. I just wish the experience and service were better. Almost all issues were completely preventable. Even the ones that weren’t (flooding & AC) could have been curtailed by better service. I wouldn’t have even mentioned them if JJCH were professional in facilitating repairs. I probably wouldn’t have even written or published this review if Jimmy Jacobs hadn’t been so impolite with me.

We built a Jimmy Jacobs home two years ago. The sales team and our construction manager were professional, kind, and enjoyable to work with. any concerns I had during the building process were taken care of quickly and easily. The quality of our home seems to trump many of the other builders in the same price point, and I feel we received a home at a much better value than the competition can offer. I was pleased that Jimmy Jacobs allowed us to make some custom changes even though my home is considered production. I'm proud to tell people I live in a a Jimmy Jacobs home and would recommend the company to others.

I'm sad to post this. We were so excited about building our retirement home with Jimmy Jacobs.
Just a heads up for those thinking about building a custom build on your lot home (outside of a " neighborhood) with Jimmy Jacobs Homes. We have lived in the Georgetown area for years. We have several friends that built custom homes with JJH over the years. They were very happy with the service and process. They love their JJH homes.
That was the original Jimmy Jacobs. ( purchased Fall 2013 by a production focused builder out of Colorado) This is NOT the same Jimmy Jacobs Homes.
Fortunately we signed our contract before the ownership change. (if they honor our contract) We hope will we be able to enjoy the JJH we expected when we signed on Summer 2013. We still have not "broken ground" on our home. The chaos and subsequent services and contract problems now in the company are very worrisome. We can not recommend the NEW custom JJH to anyone.

He is meticulous in his work. It has to be right and if he doesn't like it he will start over to make it right. He has a great work ethic. He is courteous and carries himself in a professional manner.
He is an awesome contractor.
