We recently did a full house remodel and addition and engaged Swati for kitchen, all baths and overall exterior and interior design. Her style is modern, clean and very classy which is exactly what we were looking for. She was wonderful in giving us feedback in general about various aspects, some even beyond what was her actual scope of work. She helped identify the right places to shop for based on our requirements, had some great contacts for certain jobs that wasn't in our contractors scope of work, had a great eye for choices of colors and styling, offered great suggestions and ideas. When you are overwhelmed with choices given the scope of work that goes into a remodel of a home, you do need someone with an objective & good eye you can trust and who will work with you to assure what works and what does not. She worked with us based on our requirements and was super supportive in all ways, super fun to shop with, and what I really appreciated about her was the fact that she would graciously accept any feedback or suggestions we made and her ability to accept any oversights that sometimes tend to come with such large projects and offering solutions to take care of it. It was an absolute delight working with Swati! We engaged with her right at the onset of our home renovation project and she did an incredible job guiding us every step of the way. Swati worked with us on the rebuild project of our home. In the early phase of project she gave some great suggestions for better utilization of the space. She was always very clear in communications and gave good direction during different phases of the design. Even today when I use my Kitchen, I appreciate all the thoughts she has put into the design considering my requirements. She made very clear elevation plans with details of dimensions which help communicating with the contractor and avoided lot of mistakes. She is an encyclopedia of vendors to get all the materials. Material shopping trips with Swati was a lot of fun. Overall she made the process really stress free for us considering we were doing the home renovation for first time. This was our first remodel using a designer, and we'll definitely hire Swati for future projects! She was patient with our questions along the way, and was always prepared with creative ideas and solutions. Swati worked to ensure we were happy with the designs and selected materials. Her practical approach was just what we needed! Swati was punctual with her appointments and deadlines. She's organized and effective with time, checking in with us during the remodel process to make sure details were handled correctly. Swati designed our kitchen and two bathrooms and hiring her was one of the best decisions we made for our home remodeling. She patiently listened to what we liked and provided key recommendations which led to outcomes we were very happy with. Her 3D renderings were very helpful in visualizing and she made several revisions based on our feedback. Her detailed plans and excellent communication skills were very helpful during the construction stage for our general contractor. Working with Swati on our whole-house remodel was one of the best experiences we had while going through a year-long construction project. The first time Swati visited our home and we walked her through our renovation plan, she instantly found areas of optimization that our architect should have thought of. For example, she pointed out that the closet we had planned out could be repurposed as a powder room, giving us more privacy with the rest of the house. Boom! Right there, she made our first interaction so valuable, even though this wasn't part of her scope and we hadn't even signed a contract yet! What sets Swati apart really though is her "how." She adapted her design, material selections and recommendations to our style. She gently nudged us in the right direction while we made our material selections. At times, she unequivocally shot down our incongruous ideas. There were many such examples as we embarked on our partnership; the outcomes of these decisions now give us joy *every single day* as proud homeowners. Partnering with her on our home project was a dream. Swati is a thorough professional and at the same time is warm, adaptable and just knows how to work with a variety of client preferences and tastes. Swati sets a high bar - we would work with her again in a heartbeat.

When we started planning for our home remodeling, we had 'some' idea of how we wanted our bathrooms, drawing room but we had no clue how the kitchen and the family room area could shape up. Swati shaped it up for us and it turned out to be the most admired part of our house. We had no idea that section of the house could be opened up and designed so well. Our entire remodeling project with Swati was very successful and was an extremely pleasant experience.

We did a full remodel of our house. We were very clear on what we wanted to achieve. Even though we were initially hesitating, we decided to hire an interior designer. We discovered Swati through Houzz. We had a great first meeting to go over the project and our esthetic. She was very patient and professional and the price for her services was very reasonable. So we hired Swati to put our vision into a real plan. Initially, we had her do the 3D rendering only for the kitchen area. We were so blown away by what Swati created for the kitchen that we asked her to do the 3D renderings for the living room and master bath also. You can see the rendering below. She was very flexible and worked on a few iterations to get the details in the 3D just the way we wanted. She created a couple of versions of the 3D rendering of the living room that helped us select the staircase railing system. She helped us source the finish material we wanted. She has very good contacts and relationships with vendors. We got the "Swati" discount at these places as well! We also hired the contractor she recommended. She worked with him at the right times in the construction process to make sure all the details were done correctly. We love the way the project turned out. We are very happy we hired Swati to put our vision into a real plan! We highly recommend Swati.

All the rave reviews about Swati are real. I hired Swati, mainly based on rave reviews, to do the Interior design of my new house during the construction process. She got engaged from the beginning on the design of the exterior, the front, the kitchen, the bathrooms, the wall color, the floor, the doors, the lighting and even helping me on my selection of furniture, wall paintings, carpet etc. The end-result is beautiful, comfortable and serene. I am fortunate to have Swati helping me. Swati has good taste, loves what she is doing, friendly to work with. For the amount you invest in re-modelling/re-building your house, the dollar amount invested in an interior designer is small in relation to the total construction budget. However the interior design/the finishing touch is everything you see every day. I know Swati is very popular nowadays, please make sure you engage her before you start your project. Highly recommend Swati! We were remodeling an entire floor of our new house (2 rooms + kitchen, ~1000sqft area, structural changes, >135k$) We knew what we didn't like, but couldn't put a finger on what would make our house functional as well as aesthetically pleasing, while accommodating the needs and limitations of our young, growing family. We hired Swati to do an initial design review of our house plans. She suggested many changes that we loved which we incorporated into our design. During the initial design phase, we were impressed with her professionalism and creativity. After which, we decided to work with her on our project which was a complete remodel and expansion. We discovered Swati on Houzz and hired her early in our remodeling project. Right from the get go, we were impressed with her professionalism and eye for design. She reviewed our plans before city approval and made some critical suggestions that improved the overall design and flow of the plan. Once the permit was approved, she engaged with us on the structure of the interior design. I was keen on a modern look and feel but as we worked through, she helped me realize that farmhouse modern was what really appealed to me. Keeping this theme in mind, she worked very closely with us on all aspects of the fixtures and introduced us to her network of vendors and suppliers. Each one of them was very professional and she helped us quite a bit on making the right selections amongst the myriad of choices: flooring, windows, plumbing, doors, tiles, countertops, appliances, etc. In each of these interactions, her clarity of the design and her sensitive approach to making these choices came through. She also followed up actively and helped get attention from the busy vendors who were overwhelmed with the pandemic related supply chain demands. Everything came together delightfully as she put together an amazing interior design with paint selections, color palettes, furniture choices, and accents. Her work won rave reviews from many of our friends. Our general contractor (and many subcontractors) also told us he was quite proud of the work she/they did and how it all came together; which is high praise! I highly recommend Swati for your design projects.

While we were initially on the fence when it came to engaging a designer for a full house remodel, the idea of having to make tens of decisions on a daily basis for 3+ months (duration of the remodel) and being able to live with the consequences for the foreseeable future seemed extremely daunting; which inevitably lead us to the next big decision of finding a designer who is compatible with our design preferences, collaborative & organized, detail-oriented, flexible with their availability, and economical. Not only did Swati fit the bill (...and I honestly didn't think that we could find someone that would meet all our criteria!), but she went above and beyond with her well-thought-out recommendations for kitchen layout, wet bar, breakfast nook, fireplaces, bathrooms, flooring, lighting plan etc.. Swati was able to clearly outline the schedule of activities that needed to occur in order to meet the contractor's milestones while accounting for COVID-19 related shipping delays and was more than willing to accommodate the multiple site and store visits based on our limited availability, which we are very appreciative of! And thanks in no small part to her well-established relationships with the vendors that we were referred to for cabinets/tiles & stones/hardware, the entire experience ranging from store visit to parts selection to order placement was streamlined due to Swati's high touch engagement and coordination efforts. She was very open to incorporating my ideas and married them to hers so seamlessly. We worked with Swati for a kitchen + bath remodel for our home and would highly recommend her for any construction/design project - she provided us with multiple plans for our kitchen remodel since we were considering a structural change at the time along with an option for redoing the kitchen without requiring to demolish any walls. I've been part of the design industry for more than 15 years, and it's seldom I meet other professionals that leave such an impression, so this review is long overdue. I met Swati back in 9/2018, I had no idea then, she is one of the most popular /most talented designers in the bay area, and probably the country. Swati is a brilliant, with an exceptional eye, immaculate attention to detail, and to say her projects are jaw dropping, is a major understatement. Swati understands that every homeowner wants to have a unique space, designed just for their personality and way of life. I don't recall ever seeing the same pattern/ design in any 2 projects. she spares no time or effort to create beautiful, inspiring spaces. Swati's incredible eye is matched only by her technical knowledge of what works and what doesn't on a job site, and not just on paper, that alone is a priceless skill. She is my first recommendation when asked about a designer, and everyone else is a far 2nd.

I am very happy to write this review for Swati. She gave us our dream home which we now thoroughly enjoy! Given the state of the bay area housing market, we landed a semi functional home in Sunnyvale a few years ago and at the time of buying though we loved the location, the home had much to be worked on. We interviewed ~5 different professionals. Swati was by far the best. She was able to patiently hear our vision of our ideal home and get all the ideas together to make a plan where spaces blend well very with each other! One important thing I noticed in her first visit, she was genuinely interested in knowing what we wanted to do rather than start suggesting ideas or criticize our current space. She helped us with out plans, helped us connect with a good structural engineer and worked hand in hand with our contractor to make sure it all happened per plan. Everything from the architectural plans making right use of our space, color of the walls/floor/tiles and the furniture complements each other very well. She is very detail oriented and caught a couple of small changes between the plan and how our contractor executed it which would have certainly gone unnoticed from us. Swati, was ALWAYS reachable for advice during our engagement with her firm and also accompanied us to select accessories for the home. With so many choices to make, she helped us narrow down the right piece every single time! We enjoyed working with her, at no point did she push us to make a decision in a rush or something we weren't comfortable. She was always deeply interested in what would make this house our ideal home. I can't thank you enough Swati, we love our space.

Swati helped us design the living room and family room fireplaces and wall colors of our new home. She was very professional throughout the entire process and explained all the steps along the way. She listened to our requirements at the beginning and was able to come up with great design ideas based on our taste and at the same time help us think out of the box on some ideas. I can't say enough good things about Swati! My boyfriend and I found her after working with a general contractor on the plans for our remodel. After they promised us they would be able to assist with the design, we just weren't excited about the plans and we didn't feel like they understood our vision. A little depleted, we looked for a designer, and could not have been more fortunate. We found Swati! Swati met with us to better understand our ideas and based on our discussion, had our plans revamped and ultimately available for us to "see," using her computer software, with a few different options for us to choose from. It was so helpful for us to be able to actually see what the end result would look like. It wasn't enough for us to go off of the plans themselves. As novices, without the eye for design, that was really the icing on the cake. Swati is direct and efficient. She was timely and her services were within our budget. In our busy schedules, we needed someone who was easy to work with and followed through, true to her word. We found that in Swati. Despite the fact that we had not initially planned on using a designer and had not budgeted for it, Swati's services were well worth the addition and we will continue to use her as we get into the construction. Unfortunately we had to pause our work due to COVID, but we can't wait to get started. Our only regret is that we didn't find Swati at the very beginning of our design process because I think she would have been even more helpful had we not already started with the contractor. For anyone starting a remodel, I highly recommend STARTING with SWATI and THEN hiring people to do the work. Our project will end up being more than $100,000, but not Swati's services...just want to be clear. We had other designers quote us with nebulous prices like, "Oh, it may be around this much...." But Swati told us exactly how much her services would cost and that did not change. She is true to her word and really came through with her product!

When we decided to remodel our house (along with an addition), we started looking for someone who could help us as an architect as well as an interior designer. Swati's reviews on Houzz had us get in touch with her immediately. She was the only architect we met - we did not feel the need to look for any more architects because from the first meeting itself, Swati understood what we wanted, and we felt like we would enjoy working with her. Several years ago, we once had attempted to embark on a remodel (but never got started). At the time we had met a couple of architects. They would come to meet us at our house and start criticizing and pointing out inadequacies in the house (yes, we knew all of that which is why the remodel!). When Swati first came to our house, she was excited about the possibilities in the house. Never once was she critical of anything. That positivity and hope that she gave us got us excited about the project as well. We did a full remodel and an addition. Swati came up with the plans and worked with the city to get all permits. Ours is an old house, so there were some questions that came up because of the new city code. She ensured those were taken care of by visiting the city planning officials and getting clarifications from them. She is always available to answer questions and accommodate changes to the plan based on our preferences. Once construction started, she would visit the site regularly and even pointed out things that the contractor had missed. The most exciting phase of the project was picking the interior finishes. We are no designers, and were not familiar with design lingo like 'modern', 'contemporary', etc. But Swati was quick to understand what our preferred style was and came up with mood boards that reflected that. We wanted to add a bathroom and expand our living hall. Swati did awesome job in remodelling our old bedroom in bathroom and walk-in closet. She added new master bedroom with vaulted ceiling. We recently worked with Swati for our Kitchen/Family Room and first floor design/remodel. Our project was a fairly complex one as it included removal of a shear wall and complete remodeling of the kitchen/family room area around that. It gives us great pleasure to say a few words about Swati Sinha of The Proposed Plan organization. We engaged Swati to design & architect the secondary (or granny) unit (small but separate house) we were building on our primary property. Right from the get go what impressed us most about Swati was her professionalism and promptness. She thoroughly understood what we were looking for, helped us in visualizing and understanding several options that she proposed for the unit's design, and made it easy to lock down the final choice. Her rates also were very reasonable, so we felt comfortable in engaging her. While she has an engineering firm that she works with closely, she never imposed that on us which we greatly respected. But, by going with the engineering firm she works with, it made the whole permit application process very streamlined. In fact, almost all the interactions with the engineering from were through her, saving us that additional time and effort. She also managed the permit application process with the city of San Jose (where our property is located) and the couple of times they asked for changes she was very, very prompt in responding to them (and coordinating with the eng firm where needed) thus ensuring the application was promptly refiled. We recently bought a house and would like to remodel our kitchen, bathrooms, and lightings. We needed a designer to draft our existing floor plan and a new floor plan. She brought back our proposal to let us know that our design was not feasible because of city code regulations, but she came with an alternative plan that was within the building code requirements. This involved adding structural engineering plans that were a challenge, but Swati was there every time at the city building department to re-submit plans. I found Swati to be patient, understanding and able to offer creative ideas and helpful suggestions to reach our renovation goal that included a kitchen, dining and family room remodel as well as installing recessed lighting throughout the first floor. When we decided to start a complete remodel of our home, I knew that I wanted to make the major design decisions. However, as my family and I were going through the process, we couldn’t agree on any design ideas! I felt that I needed an expert to bring all of my family member’s wide-ranging tastes into a one cohesive design. Swati was exactly the expert that we needed. The first time she came over, we spent 2 hours together reviewing ideas and discussing what we all liked about each one. We showed her blue prints of how the home was being constructed and showed her pieces of furniture that we absolutely wanted to keep. Quickly, she developed a general sense of what each of us liked. She would send over idea’s and was open to our feedback, she suggested different design choices that we wouldn’t have thought of or color concepts that we didn’t think initially went together. Once we had the major stuff picked out, she came over and helped us decide on paint choices and furniture selection. She narrowed down the paint selection to a few which made the process so much smoother. She suggested teal for our focal living room wall, which we were nervous about - we receive so many compliments on this! I used to think working with a designer was a luxury.
