We are very happy how our project turned out with S2Builders! Jeremy and Chad professional, knowledgable and really easy to work with. We were pleasantly surprised with quality of work, speed at a which they completed our job and quality of materials used. Especially great woodworking. Even the subcontractors they had to brought were great. We highly recommend S2Builders!

In short, poor workmanship, and overpriced. Don't waste your time or money with S2 Builders. I contracted them for a small remodeling job of my first floor. The job was supposed to be on a time and materials basis. When I started receiving bills with "project management", and "misc. materials", and asked for the receipts to substantiate their costs, and reminded Chad that the job was on a T&M basis there was a communication breakdown. When I agreed to pay an adjusted fee for his work he took the check and I never heard from his again.

S2 built us a new, modern craftsman on top of the original basement foundation of a mid century box. Our new home is perfect for our family and brings us great happiness. Chad's craftsmanship, ingenuity, workmanship, and work ethic are superb.

Really Nice guys, I have no complaint with the work they did perform. The last 9 months was not a great experience with very poor communication, and lacking in follow through. I had to finish the job myself by bringing in another crew as S2 was finding it challenging to get crews in to do the work towards the end of the project. I actually understand that, as currently Seattle is hopping with construction so I understand crews are hard to find. However, with good communication, I would have been okay with most of this but It is because of the almost non-existent communication toward the latter part of my project that I have put a 1 star, because I honestly could not recommend them based on the frustration with the communication and the last 4 months trying to get finances settled.

S2 builders recently installed custom cabinets in our kitchen. They also did all the framing/carpentry work around our windows, doors, crown molding etc... I am a very detailed oriented person but these guys were very impressive. I had no complaints. This has been my best general contractor experience in Seattle so far. S2 was recommended by my cabinet maker (Seattle Custom Cabinet). They often work together and the process is very smooth. S2 stayed reasonably on schedule and the cost was perfectly acceptable considering that the job was really well done. I am now enjoying a beautiful kitchen. Thanks S2! I would definitely recommend these guys and use them in the future... though I think I need a break from remodeling projects for a while!

As an architect always concerned about the quality of my built designs, I take my relationship with builders very seriously. What they produce as a finished product directly affects my professional reputation. I've done several projects with S2 Builders and hope to do many more. Since 2007, I have had the pleasure of working with Chad and Jeremy on 7 projects. S2 Builders is my go-to company for expert framing and general contracting for medium to large sized projects. The brothers have complimentary expertise within the company, with Chad generally overseeing the construction side and Jeremy the construction planning. We hired S2 Builders a few years ago to remodel and expand our 1942 bungalow in Seattle’s Hawthorne Hills neighborhood. While S2’s bid was the lowest of three, there were other factors that made us so happy that we picked them: • An obvious grasp of construction techniques and design functionality. It was great to find that the S2 guys can explain the intricate details of framing complex roof structures, and also tell you the reasons that your wife’s really gonna hate your choice of bathtub styles. • A lean (but not bare bones) operation. This is one of the big reasons for their affordable rates. They seem to concentrate on one big job at a time, and go without project managers (why have one when one of the owners is usually on-site, swinging a hammer?). They finished on time and within our budget. • “Two steps ahead of you” thinking. S2 made it clear from the beginning that any significant remodel involves a number of unknowns. They laid out a laundry list of issues we could encounter, and the potential costs; fortunately, there were few problems, and even those were to be expected. • Just really down-to-earth folks. The S2 brothers really are humble, funny, hard-working, and straightforward. Same thing was true with their crew. Nobody ever showed up smelling like beer and cigarettes. And they always cleaned up the sawdust and junk at the end of each day. • Our kitchen ended up in Fine Homebuilding magazine! I engaged S2 builders for a kitchen and dining room remodel in early 2012. They worked extremely closely with an architect who provided very basic design service and a cabinet maker to produce an excellent kitchen. I could not be more pleased with the result. They were extremely conscientious and tidy. Costs were totally as projected. They came back to perform final touches in a timely manner. They anticipated problems and made changes without excessive charges. I was most impressed with the care with which they engaged in the work - total professional approach and cared that I was pleased with the result. I recommend them highly.

S2 Builders were wonderful to work with. Our project consisted of a major remodel of an existing structure (down to studs with complete re-wiring and plumbing), and addition of additional square footage. S2 met worked with our plans from our architect and consulted her during the project as needed. We were presented with an estimated budget and timeline at the beginning of the project. The project came in on time and on budget. Monthly spreadsheets were shared with me so that I could oversee the expenditures. I was consulted on all appropriate decisions and choices. The crew was delightful to have around - pleasant, thoughtful, not loud and certainly appropriate. The neighborhood became quite fond of them. Our remodel is now 4 years old and the quality shows. This company should be cloned.

We hired S2 Builders to put a second story on our 1923 home in Seattle. We had taken great care with our architect to make sure the home’s design was in keeping with the neighborhood. It looked great on paper so we were excited to get started. From the moment we met with S2 Builders we knew they were professional and courteous. They listened to our vision and heard our concerns. They came back to us with a crystal clear proposal for our project. Our budget needed a bit of tweaking as is often the case between architectural design and execution. Working with S2 we were able to tighten up the project to a range in keeping with our budget—based on cost-saving changes they suggested. They presented us with a budget and continual updates that made it easy to track the project towards completion. When decisions needed to be made it was a collaborative effort. We often hear stories of homeowners and their contractor in contentious relationships where both parties can’t wait to be finished. With S2 it was an enjoyable journey. The house is solid and wearing well. Would we undertake a large-scale project like this again? Only if we could have S2 handle the project!

We hired S2 Builders as the general contractor for our home remodel. They were involved from the very beginning of the design process, saw us through the complex remodel process and delivered exceptional structural, carpentry, finish work as well as the coordination of multiple subcontractor service lines in harmony with our budget and time line. They worked closely with us and our architect the entire time. What a great team and what nice people! We added a dining room, newly excavated stairwell, master suite. We gutted, expanded and nicely updated the kitchen and basement bath, remodeled the main floor bath and added a basement bedroom, replaced plumbing, electrical, and hvac vents. Phew! It was quite the project and it was done so, so well! We couldn't be happier with our end dream home! I am to this day blown away by how beautiful our new home looks. Additionally, S2 proved excellent with customer service in times of questions, concerns surrounding issues along the way. I would most highly recommend S2 and would use their services again should that opportunity present itself.
