OD - yes
this is the new size we're thinking for upstairs porch all across top so won't block light and love the steel and really want concrete next to house like this then wood deck more towards pool...I want to do concrete floors in that sunroom too I think I'll like concrete next to the large dark slider that will be there OD. Notice there are no post under the edge of porch. The deck above is tied into house.. You will need a post out on concrete to support 6' wide deck above. . Notice no soffit lighting above. Water proof deck above or no? Love the Railing and love the pic of stairs before this one. ***Thing to think of....As the stairs go up...you approach coopers bedroom roof line.. new deck will be at gutter height...needs to be addressed. CJ- got it, that gutter line is low:/ And I don't mind adding the post, I love the post in the photo

CJ - concrete porch connected to front door area OD - yes...look at the open trellis rig...sort of what we were talking about today...something not so "typical" as far as porch cover.

CJ - wall and gate near driveway, ramp to porch area OD - Gates to the backyard need to have Self Closing mechanisms and maybe we can take the walls up 8 feet with a 6'8" standard door? CJ - fountain in front courtyard in front of prch area OD - You could go with a smaller version like this rather than the big fountains we have liked. You could start looking on line for options. Fountains aren't cheap.

OD - this is why i love steel post and decks...no soffit lighting buy there are other ways to light. Simple, strong and no maintenance CJ- yes! love and this is the wall I talked abt earlier but I would like it better w more tall grasses around it
OD-love the big concrete bench and the doorway slats CJ- yes, and walkway too
OD - Another example of turning traditional design into something more modern. CJ- really like the materials and porch/front door concrete slab all one level, but further out infront of windows to create the porch
OD - I like this sturdier Handrail rather than with the cables. CJ- agree!
OD-interesting use of the steel post to hold up the extra long eaves...your could hold up the up deck and even the new front door roof addition. CJ- LOVE but would rather have just 2 beefier steel posts like in photo above
