Very interesting info about space between counters - suggesting 1.2 m this could mean instead of an island running from hall to to back if the house we actually go for a U shaped kitchen and on the return from the neighbours wall that becomes the breakfast bar
Great ideas for open plan living layouts for the dining and lounging areas
Important info when planning our island, also it could be we use the current dining table to go in the end in order to add interest and a drop off n level- easier for kids to eat and be around the kitchen too, like if you want to make pancakes or have friends round who want a glass of wine while you’re cooking etc... it also means we have another table top space for hobbies etc...
Although the kitchen here is at a different angle I like the idea of the island going straight on to a breakfast table style space - although it makes dining feel a lot more casual for big groups it kind of uplifts eating from a breakfast bar. I think we need to go for either breakfast bar and dining table on the other side to the kitchen or a table extending out like this from the island - with the diagonal other side the living area
Still not sure whether to have seats on a breakfast bar ( could still be good - sheilas works with just 2 seats) or this solution which if we bring it into the extension could mean you could see the tv on the side wall if you wanted ( although not sure how bothered I am in having a tv in this space!?! Especially seeing as we can easily watch the tv from our dining room table but we never do, we read or talk. We need to think what kind of lifestyle we want to have for our family and actually having art on the walls is preferable to a TV
Also love this breakfast idea at the end of the run, perfect for someone doing homework whilst the dining table stays free or if someone is cooking
Again another example of a breakfast bar type of space off the kitchen we could have this into a living area with a more formal dining space at the other end
Good to see the seating next to the Di big although the seating lacks focal point abd corner sofas are only reading great for tv rooms is much rather have a seating area more focussed centrally on independent arm chairs or perhaps a small 2 seater that are easily moveable so you can enjoy the view of the garden as well as each other if you’re playing a game or someone comes round for a chat, perfect place as well for kids to play while grown ups chat

Don’t like the benches but luv the theatre and the fireplace and the dark and light contrast
Nice extension on the breakfast bar idea a little more comfier but still that quick easy place to sit, although you lose food prep space

Shows what you can have when you open it all up I think we should have ours round the other way to this, so we put a breakfast bar at the end of the kitchen so people can enjoy the view which then breaks up the space into living space maybe with a tv maybe not depending on space so you can sit and drink tea/ wine and have a convo, this is where TMZ record player couid go, then the diner on the other side. That way all 3 areas the kitchen, living and lounging and dining get to benefit from the view and the garden - so basically like thus but flip the dining and living

This looks like it could be a relatively low cost solution but will give us views of the trees and hopefully not over looked by next door
Luv the simple living split here and the central pouring of light down from above the 45 degree glass couid be perfect for us but we’ll have to see in terms of being over looked
I really like the awning over hang, you couid put hanging baskets there or lights from the top

Another view of the break up from living to diner. I like this because if the kids are doing homework they’re separate from the kitchen and the living but still close enough that having friends round for dinner is still easy
Luv the zonal break here, also the step down could be very similar to ours too, also like how the wall provides the surface to put the sofa against
If you’re gonna split up formal dining with living, this is a clever way to do it although I don’t like the dining room being in the dark

I love the exposed brick work, the bifold doors and consistent flooring from inside to out. I also love the fabled ceiling to add interest, we’ve got all the trees so using a gabled end is an amazing way to add a feel of space plus we can have angled glass too.

Useful ideas about how the “triangle idea” is a great place to start but now a days with so many different appliances we use we need to think about the space more to acconadate, coffee machine, nitro bullet - cake maker etc..:
