The new house sits back from the suburban road, a pipe-stem lot hidden in the trees. The owner/building had requested a modern, clean statement of his residence.
A single rectangular volume houses the main program: living, dining, kitchen to the north, garage, private bedrooms and baths to the south. Secondary building blocks attached to the west and east faces contain special places: entry, stair, music room and master bath.
The double height living room with full height corner windows erodes the solidity of the house, opening it to the outside. The porch, beyond the living room, stretches the house into the landscape, the transition anchored with the double-fronted fireplace.
The modern vocabulary of the house is a careful delineation of the parts - cantilevering roofs lift and extend beyond the planar stucco, siding and glazed wall surfaces. Where the house meets ground, crushed stone along the perimeter base mimics the roof lines above, the sharply defined edges of lawn held away from the foundation. The open steel stair stands separate from adjacent walls. Kitchen and bathroom cabinets are objects in space - visually (and where possible, physically) disengaged from ceiling, wall and floor.
It's the movement through the volumes of space, along surfaces, and out into the landscape, that unifies the house.

Le design de cette cuisine est inspiré du style cuisines de Francfort des années 1920, dont la particularité est une transition douce, de la préparation à la cuisine.
L’ergonomie revêt une importance particulière : l’installation surélevée du lave-vaisselle permet d’améliorer considérablement le remplissage et le rangement de l’appareil ; Une cave à vin est installée au niveau du regard, pour améliorer le confort lors du choix des crus.

The design challenge for this loft located in a manufacturing building dating to the late 19th Century was to update it with a more contemporary, modern design, renovate the kitchen and bath, and unify the space while respecting the building’s industrial origins. By rethinking existing spaces and contrasting the rough industrial shell of the building with a sleek modernist interior, the Feinmann team fulfilled the unrealized potential of the space.
Working closely with the homeowners, sophisticated materials were chosen to complement a sleek design and completely change the way one experiences the space.
For safety, selection of of a stainless steel post and handrail with stainless steel cable was installed preserving the open feel of the loft space and created the strong connection between loft and downstairs living space.
In the kitchen, other material choices created the desired contemporary look: custom cabinetry that shows off the wood grain, panelized appliances, crisp white Corian countertops and gunmetal ceramic tiles. In the bath, a simple tub with just sheet of glass instead of a shower curtain keeps the small bath feeling as open as possible.
Throughout, a concrete micro-topped floor with multi-color undertones reiterates the building’s industrial origins. Sleek horizontal lines add to the clean modern aesthetic. The team’s meticulous attention to detail from start to finish captured the homeowner’s desire for a look worthy of Dwell magazine.

the stair was moved from the front of the loft to the living room to make room for a new nursery upstairs. the stair has oak treads with glass and blackened steel rails. the top three treads of the stair cantilever over the wall. the wall separating the kitchen from the living room was removed creating an open kitchen. the apartment has beautiful exposed cast iron columns original to the buildings 19th century structure.
