Complete house remodel

Remodeling the house and looking for suggestions. Had some great feedback on the kitchen layout and decided to see if anyone might have some other suggestions for the first floor. In particular the bathroom, laundry room, and then the blank wall at the end of the cabinets in the kitchen. Also open to suggestions for the living room and family room or double living room or whatever you want to call it. We are having to remove all flooring windows doors, and much of the drywall, as part of the remodel.

Why are you not working with an architect? A KD? What is the purpose of a FULL bath on this floor, with no bedroom on the same floor? As to the blank kitchen wall? This appears to be a kitchen far more suited to a peninsula than an island.

I agree in your kitchen post you mentioned your contractor telling you what should happen in kitchen design, sorry but he has no idea.This needs a Kitchen designer and an architect so where are they in this plan. I am sorry but that island hanging out in the middle of nowhere looks awful and I can’t figure out why you have a blank wall at all. What are the other spaces on this floor and measurements are needed for each space not just overall Why a door in the DR to the stairs? I always dislike garages that stick out past the front entry .I have no idea where the bedrooms are but the laundry seems to be in the furthest part of the house from where the laundry is created.

The second floor has 4 bedrooms and 1 full bath and a 3/4 bath in the master. We will also have a stackable washer and dryer located on the second floor. As far as the full bath on the main floor, that is what is already there, we certainly could change it but I don't know that utilizing some of that space for another room would really add much. This is a house that was built in 1990, was lived in for some of that time but has most recently been vacant for several years (at least 3), leading to extensive mold throughout the home. The home is 30 ft wide with a load bearing wall at the 15' mark. The length from the kitchen to the end of the living room is 46'. The basement is 1200sf and is currently unfinished. Main floor is 1250sf, and the second floor is 1000sf.

I imagine that there are many different opinions on what you should do, but when I look at your plan, all that really jumps out is the opportunity to create a larger laundry by getting rid of the bathtub (and taking space from the bathroom, so that the door to the garage can be moved over). This assumes that future use of the "office"/den/reading room is NOT going be for a spare bedroom. And, yes, having that space as a bedroom might be pretty weird, so I'm not suggesting it, but depending on the needs of the household, it could be useful to maintain that tub/shower?? If this is a flip or investment, then your target market would determine whether a large laundry is worth the extra work and expense. If it's for you, then it's self-explanatory.
